Summary

 

Brandywine Realty Trust is a premier full-service publicly traded (NYSE: BDN) real estate company with operations nationwide. We have an immediate opening for a Senior Asset Manager, Residential/Multifamily, who will support the expansion of our multifamily platform while overseeing asset management functions for Brandywine's residential and mixed-use portfolio of owned and Joint Venture (JV) properties. This position will work closely with internal and third-party property management teams and other stakeholders to develop and implement strategies that enhance overall performance and profitability of the assets.


Primary Responsibilities

 


Leasing & Revenue Management: 

  • Develop and manage annual leasing budgets and reforecasts from initial lease-up through stabilization
  • Collaborate regularly with property management, in-house and external marketing and leasing teams to review market conditions and pipeline activity
  • Establish and optimize rental rates for both new leases and renewals through onsite management teams and third-party operations, ensuring appropriate market positioning
  • Monitor and analyze competitor pricing strategies and market trends within immediate comp set and broader market area
  • Ensure all lease agreements comply with internal policies, lender requirements, and applicable regulations
  • Oversee proper utilization of leasing software and CRM systems (Entrata, Yardi, RealPage), ensuring team compliance and maintaining data integrity
  • Implement revenue optimization strategies including dynamic pricing models and concession management

 

Operations & Asset Management: 

  • Review, analyze, and approve annual property-level operating budgets
  • Conduct monthly reviews of operating cost variances and implement corrective actions as needed
  • Collaborate with property tax consultants on asset valuations, appeals, and tax optimization strategies
  • Establish energy efficiency goals and negotiate power purchase contracts for the regional portfolio
  • Conduct regular property tours to assess operating efficiency, physical condition, and market appeal
  • Meet regularly with property management teams to review operating results, strategic goals, and new initiatives
  • Develop and implement policies and procedures to enhance property performance and resident satisfaction
  • Manage asset transitions from development/construction to operational status
  • Oversee capital improvement projects and major maintenance initiatives
  • Monitor and optimize operating expense ratios across portfolio

 

Financial Analysis & Reporting: 

  • Review, analyze, and approve annual property-level operating budgets
  • Collaborate with internal regional teams and third-party managers in preparation of comprehensive Annual Business Plans
  • Prepare detailed quarterly reforecasts projecting asset performance for current and future operating years
  • Create and present quarterly financial performance reports and variance analyses to senior management
  • Conduct ad hoc financial analysis on various operational metrics including rental collections, work order management, marketing ROI, and resident retention
  • Perform investment analysis including DCF modeling, NPV calculations, and sensitivity analyses
  • Monitor key performance indicators (KPIs) including occupancy rates, average rent per square foot, net operating income, and resident turnover
  • Assist in due diligence processes for potential acquisitions and dispositions

 

Strategic Planning & Market Analysis: 

  • Develop long-term asset strategies aligned with company objectives and market conditions
  • Conduct comprehensive market research and competitive analysis
  • Identify value-add opportunities and implement enhancement strategies
  • Evaluate and recommend property improvements, amenity upgrades, and repositioning strategies
  • Monitor demographic trends and their impact on asset performance
  • Assess portfolio diversification and risk management strategies

 

Stakeholder Management & Communication: 

  • Develop long-term asset strategies aligned with company objectives and market conditions
  • Maintain regular communication with Joint Venture partners and external investors
  • Coordinate with legal, finance, and development teams on various initiatives
  • Interface effectively with brokerage, legal, and consulting communities
  • Manage relationships with third-party service providers and vendors

 

 

Additional Responsibilities 

 

 

In addition to the duties listed above this role has a high level of interaction with various stakeholders/groups across the organization to promote the growth of the multifamily platform. The scope and nature of these interactions can vary greatly. Examples of tasks like this include:

 

  • Assist Capital Markets/Investments team with investment analysis, market research, and financial modeling for potential acquisitions, dispositions, and refinancing opportunities
  • Assist Corporate Accounting team with process improvement initiatives, creation of standardized reporting procedures, implementation of new accounting systems and controls, and other strategic focuses specifically impacting multifamily operations and financial reporting
  • Support Development team with initial deal underwriting and comprehensive market analysis during feasibility and pre-development phases of new projects
  • Oversee and analyze effectiveness of digital marketing campaigns, social media presence, and other marketing platforms in collaboration with Marketing team to optimize lead generation and conversion rates

 

 

Qualifications

 

  • Bachelor’s degree (B.A.) from four-year college in Business Administration, Accounting or related field; MBA is a plus.
  • Minimum of 4 to 8 years of Asset Management experience in the residential sector; hospitality, student housing and/or office experience is a plus.
  • Advanced proficiency in Microsoft Office Products including Outlook, Word, Excel, and PowerPoint
  • Strong financial analysis and modeling skills.
  • Working knowledge of Argus software is desirable.
  • Hands on experience with Residential Property Management Software’s such as RealPage, Entrata, AppFolio, Etc. is a plus
  • Public Company experience preferred

Physical Requirements - Per OSHA

 

  • This position may require specific abilities including reading a computer at close vision and depth perception.
  • May be required to sit and/or stand for long periods.  
  • Some travel will be required to the Austin, TX location and possible other locations.
