Position Summary:
Performs maintenance and repairs on buildings, equipment, facilities and grounds, while also supervising the contractors hired by the Association for major building system repairs and maintenance.
Key Responsibilities:
• Provides excellent customer service to homeowners, residents, and staff.
• Reports to Community Association Manager and Board of Directors, and interacts with
residents on a daily basis.
• Responsible for the care and upkeep of buildings and grounds for the entire community.
• Reviews work orders, orders materials and completes work in a professional manner
utilizing the skills of the trade.
• Checks all equipment for proper working conditions & reports any damage or malfunction
to Community Association Manager.
• Oversees progress of outside contractors and vendors.
• Completes minor repairs, i.e. lighting, grounds, cleaning (including some minor janitorial
work), plumbing, electrical, drywall, landscape, doors, windows, locks, painting, and
signage.
• Performs routine pool services, maintenance, and record-keeping.
• Pressure washes paths, drives, sidewalks, brick steps, wood decks and siding.
• Keeps the Maintenance Technician's office and work areas in an organized, clean and safe
condition.
• Maintains inventory of all tools and equipment, returns tools to proper location & reports
any missing equipment to Community Association Manager.
• Assists Community Association Manager by coordinating with insect/pest control and
animal control contractors, as well as supervising other contractors/vendors as requested.
• Maintains Material Safety Data Sheet (MSDS) records for all materials used on the property.
• Will perform emergency duties on a call-out basis on nights and weekends.
Qualifications and Skills:
• High school diploma or equivalent; additional education or certifications in facility
management or related fields is a plus.
• Minimum of 2 years of previous experience in a maintenance management role.
• Ability to read, analyze, and write reports, business correspondence, and procedure
manuals. Ability to effectively present information and respond to questions from
homeowners, Association board members and supervisor.
• Ability to calculate figures and amounts such as discounts, interest, commissions,
proportions, percentages, area, circumference, and volume.
• Ability to apply common sense understanding to carry out instructions furnished in written,
oral, or diagram form. Ability to deal with problems involving several concrete variables in
standardized situations, and remain calm in emergency situations.
• Experience required with computer software and programs including Microsoft Office, Maintenance Scheduling Software such as Building Link, My Building or Concierge Plus;Inventory Software. Extensive maintenance recordkeeping utilizing CMS.
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram.
• Knowledge and experience in the use of basic hand and power tools and other equipment used to perform repairs and maintenance.
• Must have a basic knowledge of building, plumbing, and electrical codes.
• Must have verifiable pool, boiler, and chiller/cooling tower maintenance experience.
• CPO required. HVAC and Plumbing certifications/licenses preferred.
• Must understand safe working practices as well as health and safety regulations.
• Must have smart personal appearance and good verbal communication and customer service skills.
• Must have reliable transportation to and from work, and must be available to respond to emergency calls promptly.
Work Environment:
• Ability to stand, walk, and perform physical activities for extended periods.
• May be exposed to outside weather environments including inclement weather.
• May require lifting or moving items weighing up to 50 pounds.
• Work may include nights, weekends, or holidays depending on association needs.
Dress Code:
• Closed-toe, non-slip shoes are mandatory for safety purposes.
• Minimal jewelry or accessories to ensure safety and efficiency during cleaning tasks.
• Maintain a clean and professional appearance at all times.
Payrate: $70,000- $75,000 DOE
