POSITION/LEVEL: Building Engineer II FLSA STATUS: Non-Exempt
DEPT/OFFICE: Property Management DATE: November 2025
REPORTS TO: Chief Engineer
JOB SUMMARY:
The Engineer Level II is a seasoned engineer who can assist in the maintenance and repair of mechanical, electrical, building automation system, plumbing, fire and life safety apparatus that relate to the upkeep of a commercial real-estate property.

ESSENTIAL JOB FUNCTIONS:
The Engineer must have the ability to read mechanical, plumbing, and electrical blueprints. The Engineer needs to obtain the level of Class IV Power Engineer or equal knowledge from On-The-Job training (OJT). The Engineer will have related technical school experience or equivalents On-The-Job training to successfully complete the responsibilities listed above with a minimum amount of supervision. The Engineer must be self-motivated who requires little supervision to complete tasks. The Engineer must posses good verbal communication and written skills to successfully complete work orders and communicate with tenants and guests. The Engineer must be in adequate physical condition to perform safely the duties outlined above and able to lift 50 pounds. Position requires ability to move, set up and operate a high lift, as well as considerable amount of time spent on ladders, operation power tools, working with electrical circuits. The Engineer must be willing to work overtime, and weekend projects as the need requires. Outlined below are the basic skills required for this position:
- Electrical
- Ability to rough-in electrical circuits and size electrical circuits
- Working knowledge of GFI circuits
- Ability to troubleshoot and repair lighting circuits
- Plumbing
- Ability to operator and understand booster pump stations, fire pumps, jockey pumps, ejector pumps and lift stations
- Working knowledge of heath exchangers; shell and tub and plate and frame
- HVAC/R
- Knowledge and understanding of:
- Universal Refrigeration License
- The refrigeration cycle
- Air movement in a commercial high rise office building
- Pneumatic and direct digital controls; air compressors, air dryers, inputs, outputs, and controllers
- Electric strip and gas fired heat, VAV’s, PIU’s and reheat systems
- Logging chillers and boilers
- Fire Life Safety
- Knowledge and understanding of fire alarm systems, which include devises and panels
- Knowledge and ability to work with fire suppression system; wet, dry, or chemical

IMPORTANT JOB FUNCTIONS:
Majority of work time will be spent in an office environment, however, set up and during events, candidate should be able to meet the following physical requirements:
Physical Requirements:
- Able to lift up to 50 pounds
- Standing up to 8 hours a day in an outdoor environment
- Walking for up to 8 hours a day
- Stooping
- Bending up to 4 hours a day
- Working outdoors for up to 8 hours a day
- Ability to climb ladders and stairs
