The Senior Project Manager has a comprehensive understanding of the entire new development project life cycle, from research, planning and design to the marketing and sales/leasing phases of new construction residential developments. Their responsibility is to ensure the success of our projects and act as a key liaison between real estate developer clients and the sales, leasing and marketing teams. It is critical to excel in strategic marketing and sales/leasing processes while adhering to deadlines and goals throughout the project's duration. The Senior Project Manager ensures that all revenue, absorption, and key project metrics are met. This individual will be well-versed in the Corcoran New Development culture and will be seen as a real estate market expert. The ideal candidate is an adept multi-tasker with excellent verbal and written communication skills who thrives in a dynamic market and project cycle.

  • Extensive knowledge of various marketing, sales and leasing processes.
  • Ability to manage multiple projects and marketing teams.
  • A self-starter driven to achieve sales/leasing goals.
  • An innovative strategist who is highly organized and possesses excellent communication skills, time and people management.

  • Minimum 5 years of real estate new development marketing, sales and leasing experience.

  • Proficiency in Microsoft Office: Excel, Word, PowerPoint, and Outlook. Experience with CRM database software including Yardi and Rent Café.

In this role, you will:

  • Develop and implement sales, leasing and marketing goals, as well as strategic planning, under the guidance of the Managing Director and within the structure of the new development team.
  • Collaborate with Project Directors, Research Directors, Senior Project Managers and Project Specialists to prepare deliverables and manage client expectations.
  • Build rapport, solidify relationships, and set expectations with clients, developers’ representatives, and consultants.
  • Collaborate with the Managing Director to develop effective and timely marketing plans, strategies, positioning, target market identification, pricing, and overall account management of developments.
  • Ensure accurate and timely demographic and status reporting from each onsite team.
  • Establish and maintain performance standards for onsite sales, leasing and support staff.
  • Maintain standard documents to be used in both the marketing, sales and leasing at various phases of construction.
  • Develop listing strategies and manage consistency on all platforms such as Resource, Yardi, and Streeteasy listing and application websites.
  • Manage and oversee integrity of digital presence for assigned buildings ensuring accuracy and consistency in marketing message and brand guidelines.

Marketing

  • Develop and manage marketing initiatives under the direction of the EVP and Corcoran New Development Executive team.
  • Assist in the creation of marketing plans, programs, timelines, and budgets to support new developments to be submitted to clients
  • Track and analyze marketing performance, providing data-driven recommendations to clients and internal teams.
  • Coordinate digital campaigns (search, social, display) and with 3rd party vendors.
  • Collaborate with developers, architects, creative agencies, PR firms, media buyers, and social media consultants throughout the process.
  • Assist in the development of marketing collateral, including renderings, branding, logos, websites, floorplans, and signage.
  • Oversee the design and setup of model residences and sales/leasing galleries.
  • Develop and implement building launch and broker outreach strategies and events.
  • Provide recommendations to enhance property value, identify key selling points, and address project challenges.
  • Track lead sources, cost per lead, and conversion rates; adjust campaigns based on data
  • Arrange for all digital assets such as photography, video tours, and social content calendars be coordinated
  • Manage CND social calendar with the Corcoran Social Team

Predevelopment Planning and Consulting

  • Work with the Corcoran New Development Executive team on planning, design, and market research, including unit layouts, amenity spaces, interior design, and technology.
  • Provide strategic recommendations on all aspects of planning, pricing, marketing / advertising and branding partnerships.

Maintenance Leasing Lead

  • Spearhead the oversight of current maintenance (renewal) leasing projects under the guidance of the SMD.
  • Assist in the sourcing, pitching and onboarding of new business including but not limited to NYC and NJ New Development Condo and Rental Projects with the EVP and SMD
