The VP of Property Management will assist the EVP Property Management with Centennial’s development efforts toward building the business in accordance with Centennial’s strategic plan. This individual will be accountable for three areas; the development of people, optimization of assets and the execution of processes and organizational infrastructures.
PRINCIPAL JOB ACTIVITIES:
- Oversee management of all property associates.
- Responsible for submitting performance appraisal evaluations and salary increase recommendations.
- Reviews all property insurance needs. Ensures that all building and liability insurance is acceptable.
- Oversees contract and administrations functions of the property management function.
- Drafts property management service agreements for all properties.
- Insures timely submittal of all invoices to appropriate departments for collection.
- Provides annual corporate (BPL) budget with projections to include proper staffing to manage increasing portfolios.
- Oversees the current structure as well as the strategic outlook of the property management department portfolio.
- Works closely with all outside contract ownerships to ensure strong client relationships.
- Oversees the budgeting process for operating expenses and income.
- Responsible for equity distributions, cash management, market positioning and market penetration.
- Demonstrates innovation in new business development. Maximizes net operating income and maintains high occupancy.
- Provide strong leadership.
- Assists the Property Management team with special projects as needed.
- Establishes and implements department objectives.
- Adapts solutions to new situations requiring significant reasoning or interpretation.
- Resolves problems that become long term research projects involving organizational strategy that have far reaching results.

REQUIREMENTS:
- Ten (10+) years of proven experience in real estate property management.
- 3-5 years managing hands on retail properties.
- Strong analytical and communication skills – essential.
- Bachelor’s Degree in business or related major (MBA preferred).
- Certified Shopping Center Management designation (CSM).
- Proven track record of building and effectively managing a team
- Excellent technology skills.
- Strong work ethic, enthusiastic attitude, disciplined and self-starter.
- Excellent project management/organizational skills.
- Demonstrated development track record with complex, multi-use projects.
- Knowledge of general land development processes.
- Ability and desire to travel up to 50%.
- Exposure to a variety of property types including office, retail and residential.
- Evidence of effective relationship building with town officials, planning boards and neighborhood groups.
- High drive to succeed coupled with excellent organizational, interpersonal and communication skills.
- Proven experience in community relations.
- Full understanding of Microsoft Office systems.
