Salary Range: $95K to $110K base, depending on experience, plus potential for bonuses!
Travel Requirements: This team member must be based in the Atlanta, GA metro area and be open to traveling up to 75% of the time throughout the assigned region, which includes Southern Virginia, North Carolina, South Carolina, Georgia, and Florida.
Job Summary:
Redwood Construction is actively hiring for a Regional Maintenance Manager. The Regional Maintenance Manager will work in collaboration with Regional Property Managers and Regional Construction Managers to oversee physical and financial aspects of Facilities and Maintenance operations across the assigned portfolio of communities. This position relies on experience and judgment to plan and accomplish goals and lead the work of others with a wide degree of creativity and cost-effectiveness. This position reports to the Vice President of Facilities Management.
Duties and Responsibilities – Essential Functions:
- Ensuring that curb appeal, work order status, and status of make-ready units meet the standards of policies and procedures
- Ensuring that community maintenance shops meet operations and cleanliness standards
- Ensuring that inventory control programs are being followed and that consistent on-site inspections are being conducted
- Managing one or multiple Floating Maintenance Supervisors and/or Floating Maintenance Technicians (dependent on region), as needed
- Maintaining daily maintenance operations of any property that is without a Maintenance Supervisor
- Overseeing emergency plan implementation and training, verifying the plan is in place at each property, and ensuring all team members are trained on policies and procedures
- Assisting the site-teams before, during, and after a large-scale emergency
- Collaborating with Regional Construction Managers, Regional Property Managers, Property Managers, and Corporate Support Teams on interviewing, hiring, training, and mentoring maintenance team members
- Assisting Regional Property Managers in recommending transfers for maintenance team members
- Conducting regular reviews with maintenance team members and providing feedback regarding areas of excellence and areas for improvement and supporting team members within navigating career paths
- Reviewing all capital projects with the Regional Property Manager prior to or upon approval from the VP of Facilities Management, VP of Property Management, and/or Portfolio Manager
- Collaborating with Regional Property Manager to outline, develop, and manage specific capital projects as directed by the VP of Facilities Management
- Working directly with the Regional Property Manager to outline the timeline and expectations of the capital project with specific site members and vendors before a project commences
- Coordinating the completion of capital projects with the in-house Construction Management division during phase 1
- Assisting the Construction Management team throughout due diligence of new assets being considered for acquisition
- Preparing properties for marketing and disposition
- Assisting in the implementation of green initiatives
Required Experience and Skills:
- Bachelor’s Degree from four-year college, university, or technical school or 6+ years related experience and/or training, or equivalent combination of education and experience required
- Minimum 8 years of experience in Facilities Maintenance in Multifamily or Hospitality required
- Minimum 2 years of multi-site or area management experience preferred
- Must possess excellent general maintenance skills including HVAC repair, plumbing, electrical, etc.
- Must have hands-on experience maintaining large central systems such as boilers, chillers, elevators, and similar equipment.
- Strong creative, organizational, problem solving, and time-management skills and the ability to take projects from start to finish with minimal supervision
- Excellent interpersonal and communication skills and the ability to work well with tight deadlines and in a team environment
- Ability to accurately perform basic mathematical functions
- Intermediate to advanced computer and internet knowledge (MS Excel, Word, Outlook) including the ability to use onsite resident management software preferred
Attendance/Travel:
- This position is a full-time position that requires 50-75% car and/ or plane travel
- The position may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events is also required

Physical Demands:
- Physical demands may include the ability to lift 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms.
