Primary Responsibilities (including but not limited to)
- Demonstrate and uphold a positive and professional approach towards the company, residents and their visitors, prospective residents, vendors, the University, and the local community.
- Adhering to Company policies and procedures.
- Have a thorough knowledge of the property, amenities, rates, competition and lease related paperwork in an effort to raise occupancy and maximize rents.
- Resident Management: Sorting mail and packages, contacting residents for rent checks, deposits and other information, submitting work orders, organizing, hosting, and attending community events and being on-call after hours.
- Leasing: Greeting and giving tours to prospective residents, their families, and other visitors. Following up with leads, assisting in the application and leasing process, completing lease related paperwork, data entry into property management software and auditing lease files.
- Marketing: Duties include attending on and off campus events, distributing promotional materials and flyers, managing and partaking in social media marketing, dressing as the property mascotas needed, cheerleading the property and making cold calls.
- Office/Clerical Activities: Effectively answering calls, responding to emails, keeping a neat and tidy workspace, assisting managers with different office tasks and attending staff meetings.
- Community Upkeep: Assist the maintenance team with work orders, key management, cleaning, room inspections and other daily property tasks, and aiding in a successful “turn” season.
- Perform any other reasonable requests made by management.
Requirements:
- Full-time student currently enrolled in a two-or four-year program.
- Minimum 20 hours per week which includes office hours, outside marketing and events, and after hours on-call duties. During certain times of the year, hours may increase above 20 per week.
- Customer service, organization, creativity and sales skills are essential.
- Must be willing to work holidays and university breaks.
- Must be available for the entire month of August and be available for overtime, as needed during “turn” season.
- Great ability to effectively use and navigate computers, tablets, social media and software, including Microsoft Office and property management software.
- Ability to prioritize, multi-task, and stay organized.
- Must be willing to travel for company events, conferences, and to assist other properties.
