The Assistant Project Manager at Blue Heron definition:
Be a member of a fast-paced design-build team of architects, designers, project managers and construction managers in a multi-discipline environment. Involvement in all phases of highly technical residential projects from schematic design, design development, pre-construction, and construction administration. The Assistant Project Manager is responsible for supporting the construction process and assist with organizing the complexities into a management system that will establish, monitor compliance, and orchestrate information flows needed for each component and system to be incorporated into the project – all within the time frames needed by progress schedule. Assist the PM with the establishment, monitoring and reporting of the financial performance of the project at phases of the development.
Responsibilities:
Work collaboratively with the Project Delivery team members including the Senior Project Manager and Project Managers while collaborating with the Project Team and support/implement/improvement of processes and procedures related to project deliverables. This includes, but is not necessarily limited to the following:
- Work collaboratively with the Project Delivery team to maximize productivity
- Collaborate with the whole project team, contributing to the entire project lifecycle
- Project planning, scheduling, and coordination
- Construction software administration (Procore)
- Support Senior PM & PM to ensure accurate tracking of budget, cost, forecast and schedule
- Work with Project Teams on the projects throughout the duration of the design/build.
- Demonstrate commitment to Clients’ needs and confidentiality continuously.
- Procurement of construction materials
- Change order management
- Work with Senior PM & PM on schedules for completion of internal and external deliverables during all phases of the project.
- Manage assigned Subcontractors
- Manage Project Engineers
- Subcontract administration
- Project Site logistics (survey and project layout)
- Coordinate and conduct Pre-Construction meetings and mock-ups with Project Team and Subcontractors
- Coordinate with field as necessary
- Attend and create Weekly Meeting Minutes (Owner and Subcontractor meetings)
- Ability to perform Project Engineer role and responsibilities
Requirements
Essential Qualifications:
- Bachelors or Associate Degree in Construction Management, Architecture, design, or Engineering preferred but not required
- In-depth knowledge of contract management, architecture, and engineering terminology
- Experience with residential or multifamily projects preferred
- Ability to establish relationships and lead people
- Ability to negotiate contracts, manage personnel, meet deadlines & goals, and maintain confidentiality
- Working knowledge of Procore Construction Management Software
- Working knowledge of Microsoft Office Suite products, Blue Beam etc.
- Understand the fundamentals of estimating tools, scheduling tools, Excel, and accounting reports
- Excellent oral and written communication skills
- Ability to manage and embrace change
- Respond and adapt to new processes and new ways of looking at old problems
- Strong work ethic with high level of integrity both in and outside of work
- OSHA 30
- 3 to 5 years of related experience
