Construction Assistant Project Manager
Reports to: Vice President of Construction Project Management
Supervisory Responsibilities: None
Job Classification: Regular, Full-Time, Non-Exempt
The Construction Assistant Project Manager supports the Construction Department by performing a variety of project management functions. This role is instrumental in coordinating and managing project documentation, assisting with bidding and scope development, and supporting project managers throughout the construction lifecycle of a project.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

- Manage project documentation, including RFIs and material submittals.
- Coordinate bid collection for new construction and rehabilitation projects.
- Assist Project Managers in developing project scopes.
- Support financial review and subcontract administration.
- Read and interpret architectural, structural, mechanical, electrical, civil, and landscape drawings.
- Review geotechnical, environmental, and other consultant reports relevant to construction.
- Develop comprehensive scopes of work for new developments and property rehabilitations.
- Manage multiple projects simultaneously and meet deadlines.
- Assemble bid packages, advertise projects, collect bids, and coordinate bidding activities.
- Prepare detailed bid analyses to establish contract values and billing documentation.
- Communicate with subcontractors to evaluate scopes of work.
- Input bid analysis data into Prolog and assist with subcontract review and award.
- Prepare Owner Change Order Requests and compile subcontractor backup documentation.
- Log project data into Prolog.
- Manage material submittal approvals, coordinating with consultants and internal departments.
Schedule: Monday - Friday 8:00 am - 5:00pm
Compensation: $38.00 - $48.00 per hour depending on experience
Education and Experience
- High School diploma required.
- Bachelor’s degree in Architecture, Construction Management, or Civil Engineering preferred.
- Prior experience in construction management is highly desirable.
Language Skills
- Ability to read and interpret blueprints, technical reports, municipal documents, and manuals.
- Strong written and verbal communication skills.
- Professional interaction with vendors, affiliates, stakeholders, and internal teams.
Mathematical Skills
- Understanding of basic accounting principles.
- Ability to reconcile accounts, calculate figures, and apply mathematical concepts.
Technical Proficiency
- Proficient in Microsoft Office (Excel, Word, Outlook) and Prolog.
- Skilled in using office equipment including 10-key, fax, copier/scanner, and computer systems.
Reasoning Abilities
- Apply logical thinking to practical situations.
- Follow standardized procedures with flexibility for minor deviations.
- Work efficiently under pressure and meet deadlines.
Physical Demands
- Navigate office environments and active construction sites, including uneven terrain.
- Perform physical tasks such as lifting, pushing, pulling, climbing stairs, and bending.
- Occasionally work at heights and in physically demanding conditions.
Work Environment
- Primarily office-based with minimal exposure to noise, dust, or temperature changes.
- Frequent computer and telephone use.
- Fast-paced environment with potential for unscheduled interruptions.
- Occasional travel with variable environmental conditions during site inspections.
