JOB SUMMARY:  Must be a detail-oriented and strategic Property & Construction Financial Analyst to support financial planning, cost analysis, and budgeting across real estate assets and construction projects. This role bridges the gap between property investment analysis and construction cost management, ensuring accurate forecasting, budgeting, and performance tracking to optimize financial outcomes.

 

ESSENTIAL DUTIES: 

  1. Analyze the financial performance of real estate assets, including income, expenses, ROI, and cash flow.
  2. Develop and maintain financial models to support property acquisitions, dispositions, lease analysis, and asset management decisions.
  3. Prepare monthly, quarterly, and annual financial reports for stakeholders.
  4. Assist in budgeting, forecasting, and variance analysis for property portfolios.
  5. Evaluate market trends and benchmark property performance against industry standards.
  6. Develop and manage construction project budgets, forecasts, and cost tracking reports.
  7. Analyze construction costs, contracts, and change orders to ensure financial accuracy and compliance.
  8. Support pre-construction cost estimating and bid analysis.
  9. Monitor project schedules and expenditures to identify potential overruns or savings.
  10. Collaborate with project managers, engineers, and contractors to validate costs and resolve discrepancies.
  11. Liaise with accounting, development, property management, and construction teams to integrate financial data across departments.
  12. Provide financial insights during design, development, and execution phases of projects.
  13. Assist in preparing investment memos and presentations for executives or investors.
  14. Ensure compliance with internal controls, corporate policies, and relevant regulations.
  15. Attending meetings as requested both internally and externally as a representative of the Agency. 
  16. Compile annual reports, review files for accuracy, and assist in preparation of data as needed. 
  17. Promote ongoing commitment to excellence and continual quality improvement to ensure the highest quality of services to our staff and clients. 
  18. Performs other duties as assigned.

 

JOB REQUIREMENTS:

  1. Education /Background:  Minimum of a bachelor’s degree required in Finance, Accounting, Construction management, Real Estate or related field with at least 3 years of experience in financial analyst, real estate or construction cost analysis.  CFA or PMP preferred.
  2. Job Knowledge:  Knowledge of administrative and clerical procedures, fluent in Microsoft Office applications (including Word, Outlook, and Excel). Strong understanding of financial modeling, forecasting and budget management.  Familiarity with construction cost estimating, project accounting, and contracts (e.g., GMP, lump sum).  Proficient in Excel and experience with financial construction software (e.g., Argus, Yardi, Procore, Sage 300, or similar) is preferred. Strong analytical and organizational skills.  Must have good communication skills and be able to multitask during daily work schedule. Ability to work independently and collaboratively in a fast-paced environment.
  3. Working Conditions/Physical Demands:  Works in normal office setting with moderate noise level.  Optional remote working opportunity.  May be required to travel outside office on occasion and lift office supply boxes, etc.
  4. Other requirements:
    1. Valid AZ driver’s license, reliable transportation, and ability to show proof of registration/insurance.
    2. Level One Fingerprint clearance or ability to obtain fingerprint clearance; must maintain clearance.
    3. You must be 21 years of age or older to drive on behalf of Catholic Charities.


This is a salaried position starting at $70,000annually and may increase depending on experience.

This position has the option to work from home up to 3 days per week.  Days required in office will vary depending on calendar requirements.
