PURPOSE OF THE JOB

The Regional Vice President has the authority, responsibility, and accountability to plan, implement and monitor operations, profitability, quality service, marketing and resident relations of a group of properties, while maintaining the owner’s investment. The Regional Vice President is responsible for maintaining and improving the integrity of the physical asset and maximizing the returns from the asset in accordance with the Company's mission, vision, and objectives. The Regional Vice President utilizes management skills to train, motivate & empower our associates to reach their goals and those of our properties.

 

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Achieve the highest possible portfolio cash flow through implementation of effective revenue improvement, successful collections, effective staffing, and cost control programs.   
  • Develop and execute business plans, sales/marketing plans, annual operating budgets and/or forecasts.
  • Develop a detailed understanding of market conditions for the portfolio and communicate market changes and conditions to HRP Executive Team including the SVP.
  • Oversee the execution of pricing and renewal strategy for each property to maximize collected net effective rent growth and cash flow. 
  • Responsible for ensuring adherence to the requirements of the management agreement signed between Hawthorne and the property owner and any lender and/or government agency requirements.
  • Develop a high-quality Regional Manager team through implementation of effective recruitment, training, motivation, and coaching programs.  Connect and mentor Regional Managers to identify candidates for future advancement.
  • Monitor risk management initiatives within portfolio to ensure properties are minimizing risk.  Notify the HRP Executive Team of any risk management issues at the property.
  • Ensure implementation of all policies and procedures as authorized in the HRP policy and procedures manuals.  Work within guidelines, policies, and budgets for the respective region/department.  Ensure compliance with all HRP policies and procedures by assigned properties.
  • Work with the HRP Operations Support team to develop and implement new procedures, guidelines, forms, reports, etc. to ensure consistent management platform across the entire portfolio.
  • Professionally represent the Company with its clients.  Participate in property owner meetings.  Work with the owners to identify property goals and objectives.  Be responsive and receptive to owners’ needs, goals, and objectives. Effectively communicate all owner/asset manager meetings/conference call/directives/concerns to the Senior VP, Multifamily.
  • Effectively negotiate contracts finding best quality and pricing in the market & recommend opportunities for national account programs to the Corporate Operations team.
  • Manage and oversee capital projects as well as working with the Property Improvements Department to ensure capital/renovation projects are completed timely, within budget and in a way to best benefit the property’s financial goals.
  • Review property financial performance throughout the month to ensure performance is in line with budget.  Effectively communicate performance concerns to the HRP Executive Team immediately. 
  • Conduct monthly financial reviews with each Regional Manager.
  • Conduct quarterly meetings with all Regional Managers.
  • Lead and/or assist in new property acquisitions and due-diligence projects within or outside of your defined region.
  • Professionally and effectively manage properties through sale or management transfers to ensure the highest performance and preserve resident quality.
  • Establish relationships in the real estate industry to benefit the Company and assist it with its marketing goals.
  • Assist in identifying and soliciting third party management opportunities, which may include shopping properties, contacting owners, assisting with market research, preparing proposals, and making presentations.
  • Effectively communicate with supervisor, property owners/asset managers, HRP Executive Team, and Operations Support & Accounting Teams.

  • Must have knowledge and understanding of current Fair Housing laws.
  • Must have the ability to supervise staff.
  • Must be financially savvy and ability to manage within the guidelines of a budget.
  • Must have ability to motivate and develop a team and be a team leader. 
  • Must have the ability to partner well with direct supervisor and management company support staff (HR/Accounting/IT).

 

 

FLSA STATUS:

Salaried, Exempt - This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily.  This is not a 40 hours per week job.

 

ORGANIZATIONAL RELATIONSHIPS:

Reports directly to the Senior VP, Multifamily. Supervises portfolio of regions. Establishes and maintains relationships with peers and all other departments within the company. Establishes and maintains relationships with third party clients, investors, suppliers, vendors, and others partnering with the Company or the property.

OTHER REQUIREMENTS:

The position is scheduled for a typical 40-hour workweek; however, portfolio demands will be great and the associate should expect to work significantly more hours.  This position also requires regular attendance and active participation/planning at all regional company functions and events. 

 

EXPERIENCE & EDUCATION:

A college degree is preferred but not required.  A minimum of three years’ experience as a Regional Manager or multi-site experience is required.  Range of experience should include but is not limited to: underwriting review, lease-ups, and acquisitions, dispositions, due diligence and multi-use sites.  Experience including participation on or leadership of internal and/or external task forces or boards is helpful.

 

PHYSICAL DEMANDS:

Extensive mobility and good physical condition is necessary for this position. Must be able to perform the physical functions, which may include, but are not limited to: the ability to walk the property, including 4 flights of stairs, and complete physical inspections.  Must be able to lift a minimum of 60 lbs. as needed.

 

COMMUNICATION:

Must be able to communicate effectively both verbally and in written form with residents, staff, supervisors, vendors, etc.

 

WORKING ENVIRONMENT:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. Occasional exposure to bedbugs or pests is common in the multifamily industry. The noise level in the work environment is usually moderate.  May need to work outdoors in the climate of the region where the property is located.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

 

TRAVEL:

Travel will be 50% and up to 75% varying on portfolio and current portfolio conditions/needs.

 

TRANSPORTATION:

Must have a reliable vehicle to perform all job functions. Must have proof of liability insurance. Must be bondable with a valid Driver’s License.

 

PRE-EMPLOYMENT:

Drug testing and background screening required. Must complete online pre-employment assessment.

 

LANGUAGE SKILLS: 

Ability to read, write and verbally communicate in English.

 

REASONING ABILITY: 

Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.

 

MATHEMATICAL SKILLS: 

The position requires the ability to perform advanced business mathematical functions.

 

COMPUTER SKILLS: 

Advanced knowledge of Microsoft Word, Microsoft Outlook, Microsoft Excel required. Yardi Voyager knowledge preferred.

 

PERSONAL APPEARANCE: 

Dress, grooming and personal cleanliness standards contribute to the business image of Hawthorne Residential Partners.  During business hours or when representing the company, employees are expected to present a clean, neat and tasteful appearance.

 

Male & Female Regional Vice Presidents are required to wear a business suit when on site visiting a property.
