Position: Urban Development Analyst
Salary: $71,006- $81,030

MDHA serves Nashville and Davidson County. Its mission is to create affordable housing options, support neighborhoods, strengthen communities, and help build a better Nashville.
MDHA employs over 300 staff members, has a budget of $185 million, and houses approximately 30,000 people, primarily through nearly 8,000 Section 8 Vouchers and over 6,800 apartments, which are mainly Project-Based Rental Assistance (PBRA) units, at 39 properties. MDHA is a housing authority, a community development agency, and a redevelopment agency.
Position Summary
The Urban Development Analyst supports the planning and implementation of projects focused on urban growth, revitalization, affordable housing, infrastructure, and community development. This role provides financial and analytical services. The work will include preparing and monitoring budgets, developing costs and fees, performing performance analysis, managing project management, and overseeing financial services and processes.
Position Duties
Research and Data Analytics
- Conducts detailed research for the Urban Development Department and translates findings into comprehensive reporting and deliverables.
- Analyzes demographic, property, and other relevant data to examine the performance of MDHA redevelopment districts for Nashville-Davidson County at large.
- Research legal and regulatory actions, research policies, and implement best practices.
- Maintain the database management system software for the department.
- Assesses and identifies data quality and data integrity issues and proposes actionable solutions.
- Prepares reports and ensures compliance with a variety of programs, contracts, budgets and agreements.
- Preparation and monitoring of Pro Formas and budgets for Urban Development projects.
- Review and track TIF, PILOT, and LITHC projects.
- Processes complex information into presentations and reports for various audiences.
- Respond to requests for information from internal and external partners, including government officials.
- Coordinates activities, ensures accuracy and consistency of data generated internally and from governmental organizations.
- Manage processes and projects to include functioning as a project manager, contracts manager, collaborating with consultants, developing and maintaining project plans, monitoring and evaluating project progress, and budgets.
- Provides performance analysis for existing developments.
Minimum Qualifications
Education, Experience & Other Requirements
Bachelor's degree in business, data analytics, planning, or related field (advanced degree preferred). Minimum 3 -5 years of experience

Regulatory ExpertiseThe ideal candidate must possess a thorough understanding of relevant laws and regulations, including tax increment financing (TIF), payment in lieu of taxes (PILOT), and low-income housing tax credit developments (LIHTC).
ResilienceWillingness, mental and physical ability to perform the duties involved in this classification. Software ManagementSkilled in Microsoft Word, Excel, PowerPoint, and other Microsoft software. Preference for Yardi experience.
