Sales Executive
Reports To: Sales Director
Supervises: Sales Coordinator
Accountabilities: The sale of the homes at the community to which he or she is assigned in accordance with specific objectives established by the Sales Team and builder/developer.
Manage the site in order to maximize the sales of homes / condominiums in the community.
Supervising on-site support staff.
Maintaining positive business relations with the builder/developer.
Conducting all business with the highest standard of integrity and honesty.
Responsibilities: Assisting the Sales Director with the management of the site in order to maximize sales including, but not limited to, marketing events, customer events and special projects or activities.
Supervising on-site support staff in the absence of the Sales Director.
Maintaining channels of communication to ensure that the Sales Director is fully informed of all site activities.
Knowledge of all products and programs offered by the builder/developer.
Awareness of the marketplace.
Handling traffic as required by the Sales Director in order to ensure maximum service for all customers.
Handling closings as required by the Sales Director to ensure the timely conveyance of homes that are sold.
Maintaining positive relations with the broker community, revisiting firms and managing broker events.
Assisting with the gathering of necessary information, preparation of marketing and sales reports and conducting weekly marketing meetings as required by the Sales Director and Marketing Manager. Core competency – Excel.
Complete all mandatory registration tasks on Realogy’s “Employee Quick Reference Guide”.
Duties and Tasks: Assist Sales Director as required in ensuring the grounds, sales office and model homes are in optimum showing condition at all times.
Maintain ongoing regular communication with the Sales Director to ensure that he or she is informed of all site activities. Discuss all recommendations for the site with the Sales Director prior to any communication with the builder/developer.
Be thoroughly familiar with all products and programs offered by the builder/developer. Assist the Sales Director as required.
Visit all competitive sites on a quarterly basis, complete "Shopping the Competition" Forms with the Sales Director, including local community services and programs that might be of interest to customers such as schools, churches, shopping, recreation, etc.
Provide site coverage as required by the Sales Director to ensure maximum service to all customers.
Process reservation and P&S agreements, communicating with project attorney, all with Sales Director’s review.
Prepare draft P&S agreements & all exhibits.
Maintain communication with Buyer/Broker/Attorney to ensure timely signing and execution of P&S agreement.
Supervise the Sales Coordinator.
Maintain good relations with community residents to ensure their satisfaction and generate referrals.
Assist Sales Director to maintain and submit all reporting forms required in accordance with the Policies and Procedures Manual, including but not limited to the customer tracking system and an NRT monthly web/analytics report. Have familiarity with weekly status reporting forms.
Conduct customer follow-up activities.
Participate in weekly marketing meetings as directed by the Sales Director.
Maintain good relations with local lending institutions and be familiar with available financing programs.
Education: College Degree preferred
Current Real Estate License.
Computer literate, including Word/Excel/PowerPoint/Microsoft Office.
The individual must be well groomed, enthusiastic and comfortable in a team environment.
