Assistant Regional Manager Job Description

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

 

Primary Job Responsibilities

  • Assist Regional Manager with the overall supervision of assigned portfolio.
  • Oversee all day-to-day operations of assigned portfolio of multi-family properties.
  • Conduct regular scheduled inspections of all buildings. Take action to remedy and safety or health hazards.
  • Conduct a minimum of monthly property visits to each property to conduct property inspections of common areas, parking lots, model and vacant apartments and ensure the curb appeal is meeting expectations. More frequent visits may be required throughout each month depending on property needs.
  • Duties to include leading, directing, training, hiring, and terminating all on-site staff to include the property manager, maintenance personnel and in some cases a cleaner and painter at certain locations.
  • Ensure and oversee training for leasing, marketing, maintenance, and other support staff.
  • Duties to include operation and scheduling of all maintenance of company owned vehicles and equipment.
  • Duties to include the management of the marketing efforts aimed at increasing the number of properties managed within the portfolio.
  • Participation and involvement in the local and State Apartment Associations is strongly recommended.
  • Oversee the duties and responsibilities of Leasing Agents. In busy times or to fill in during absences duties will include taking phone calls in the office, showing available units, scheduling, and signing leases with tenants.
  • Duties to include all dealings and interactions with tenants. It will involve resolution of property and tenant questions and issues.
  • Taking phone calls for work orders and providing input and follow-up.
  • Attending and participating in daily maintenance meetings.
  • Coordinate and implement marketing strategies, advertising campaigns and resident retention programs as well as develop an overall marketing plan for each property.
  • Directly oversee all large-scale capital improvement projects.
  • Ensure rent collection remains a high priority. Ensure the IMM Rent Collection policy is adhered to and followed.
  • Ensure all invoices are promptly approved, properly coded, and timely submitted to accounting for payment.

 

Skills, Abilities and Knowledge Needed

  • Excellent communication and people skills.
  • Always displays professionalism.
  • Knowledge and understanding of Landlord Laws and Fair Housing Laws.
  • Organized and manages time well. 
  • Excellent computer skills. Proficient in Microsoft Office (Excel, Word, and Outlook).
  • Ability to take direction and absorb information quickly.
  • Works well in a busy environment.
  • Self-motivated.
