Job Summary 

The Multifamily Project Manager plays a critical leadership role in planning, coordinating, and executing multifamily residential construction projects from pre-construction through closeout. Responsibilities include financial oversight, subcontractor and schedule management, material procurement, quality assurance, and documentation control. The Project Manager ensures each project stays on budget, on schedule, and meets both company standards and client expectations. This position requires close collaboration with field teams, subcontractors, engineers, and clients, while maintaining a proactive approach to solving challenges, optimizing costs, and managing communication across all phases of construction.

Job Responsibilities

Project Planning & Pre-Construction

  • Review and contribute to design development and construction documents
  • Collaborate with architects, engineers, and consultants during pre-construction
  • Develop and manage project budgets and cost estimates
  • Review job cost reports (e.g., 102/105) and update project budgets accordingly
  • Create and maintain detailed project schedules and documentation
  • Participate in subcontractor procurement and contract negotiation
  • Coordinate and facilitate preconstruction meetings with relevant stakeholders
  • Upload and maintain current construction documents on PlanGrid
  • Initiate and manage project setup within GoFormz platform
  • Oversee material buyouts and coordinate stocking plans using diagrams and material order sheets

Construction Management

  • Oversee day-to-day construction operations on-site or remotely with site supervision
  • Ensure work is completed according to plans, specifications, codes, and safety standards
  • Monitor subcontractor performance and coordinate work to avoid schedule conflicts
  • Implement quality control programs and inspections throughout the construction process
  • Oversee RFIs and submittal processes, including review of value boards and RC placement
  • Analyze construction drawings and review associated material invoices for accuracy
  • Prepare and submit Change Order Requests (CORs) as necessary
  • Review and coordinate subcontractor contracts and proposals with project team

Financial Oversight

  • Track job costs, approve invoices, and forecast budget needs
  • Prepare and present monthly project reports to senior leadership and stakeholders
  • Mitigate risk by proactively addressing issues that may affect budget or schedule
  • Develop and manage Schedule of Values (SOVs) for both subcontractors and general contractors
  • Manage project billing and ensure collection of necessary material waivers

Team & Client Coordination

  • Lead weekly project meetings with field team and subcontractors
  • Communicate project progress, challenges, and changes clearly and consistently
  • Support site superintendents and field teams as a key decision-maker
  • Coordinate with engineering teams to resolve design and field issues

Project Closeout

  • Ensure completion of all punch-list items and warranty handoffs
  • Oversee turnover process, including final inspections and certificate of occupancy
  • Review and approve all closeout documentation including as-builts and O&M manuals
  • Attend and contribute to final production meetings to ensure project closeout alignment

Job Requirements

Education

  • Bachelor’s Degree in Construction Management or related field of study or High School Diploma/GED with equivalent work experience

Experience

  • 2+ years of experience in residential construction industry managing projects, preferably in general contracting or drywall. 
  • Demonstrated experience using various scheduling, and/or project management technology (Quick Bid, On-Screen Take-Off, project management and blueprint collaboration software such as Bluebeam, PlanGrid, etc.) 

Skills

  • Proficient with construction practices and project delivery methods
  • Strong relationship building skills
  • Strong numerical and reasoning skills
  • Working knowledge of Microsoft Office products; specifically, Outlook, Word and Excel
  • Experience with estimating, scheduling and/or project management technology (Quick Bid, On-Screen Take-Off, project management and blueprint collaboration software such as Bluebeam, PlanGrid, etc.)

Working Conditions

  • Able to work a varied schedule to complete projects and meet deadlines in response to changing demands. 

  • Able to work overtime (scheduled and/or unscheduled, nights and/or weekends) as needed or required to meet established deadlines. 

  • Able to work in fast paced environment with high daily pressure to meet deadlines. 

  • Able to perform work indoors in an office environment, regardless of whether cubicle, open office or private office. 

 

Physical Requirements

  • Able to demonstrate the manual dexterity to operate a personal computer effectively. 

  • Able to communicate orally in a clear manner. 

  • Able to hear oral communication either in person or on equipment such as telephone or mobile phone. 

  • Able to operate a personal computer, either desktop or laptop, for extended periods of time creating, composing and reviewing documents and spreadsheets. 

  • Able to operate office equipment, including telephone, mobile phone, photocopier, fax machine, scanner and calculator.
