Location: Full Circle Communities; Chicago, IL
Position: Leasing & Occupancy Specialist; full-time; exempt
Salary: $60K- $65K, based on experience

Required Skills & Qualifications:
- High school diploma or equivalent
- 3+ years’ experience in multifamily property management and/or Leasing/Occupancy Specialist experience
- Tax Credit Certification - or ability to obtain within 120 days of hire
- Strong communication skills, organization, and attention to detail
- Proficiency in Microsoft Word and Excel
- Valid driver’s license, insurance, and reliable transportation
- Willing to work flexible hours
- Honest, friendly personality with assertive collection abilities
- Capacity to work productively under pressure
Preferred Qualifications:
- Yardi property management software experience
- Certified Occupancy Specialist (COS) certification
- Direct affordable housing experience
WHAT YOU'LL DO
Full Circle Communities is looking for a detail-oriented, people-focused Leasing & Occupancy Specialist to join our management team. This role rotates between our regional properties, ensuring maximum occupancy while upholding compliance with federal, state, and local housing requirements. You’ll play a key role in applicant screening, lease management, renewals, and maintaining strong relationships with residents and community managers.
Key Responsibilities:
- Maintain compliance with Section 42, HUD, Bond Requirements, FHLB, HOME, Section 811, Project-Based Rental Assistance, and other funding sources
- Screen applicants and maintain an active pool of qualified prospects for vacant units
- Prepare and execute leases, coordinate move-ins/move-outs, and conduct lease renewals
- Conduct monthly phone shops
- Collaborate with Community Managers to ensure units are ready to lease and vacancy rates remain low
- Manage waiting lists and maintain accurate resident records in accordance with HUD, IHDA, and tax credit regulations
- Plan and track marketing efforts, including competitive market surveys
- Provide process improvement feedback to streamline leasing and occupancy operations
Physical Demands: This position will occasionally require handling materials weighing up to 20 lbs. Property inspections will require frequent walking, stair climbing, and surveying roofs and/or attics.
