Reports to: Executive Director of Facilities 

Olympic College is seeking to hire a full-time Maintenance Supervisor 3 position. The position supports the College’s mission by performing Supervisory or Expert level work in the maintenance, repair, remodeling, alteration, and construction of Olympic College buildings, grounds, facilities, and equipment. 

Position Duties

    • Develop and maintain efficient weekly work schedules for the maintenance division, ensuring alignment with operational priorities and resource availability.
    • Review and analyze completed weekly work schedules using established work management principles to identify lessons learned and provide potential improvement opportunities to supervisor to enhance future operations and overall efficiency.
    • Review, prioritize, and process work orders using Megamations software to ensure timely and effective resolution of maintenance needs.
    • Develop and implement a comprehensive preventive maintenance (PM) program for college assets, incorporating industry best practices to proactively identify and address maintenance needs, thereby reducing downtime and extending the lifespan of equipment.
    • Facilitate weekly work management meetings to align activities with goals and allocate resources effectively
    • Direct and support the maintenance personnel, ensuring tasks are completed efficiently and according to established standards and workplace safety.
    • Operate the computerized Central Supervisory Control System (CSCS) to implement operational changes within the campus environment by adjusting building systems such as HVAC, lighting, and other environmental controls to optimize energy consumption in real-time
    • Coordinate with building management teams to align system modifications with both energy-saving objectives and comfort/operational requirements.
    • Coordinate with Campus Safety and Security to ensure that all contractor key sets are properly managed. Oversee the return and inventory of all keys issued to contractors, ensuring that security protocols are followed and that all keys are accounted for upon completion of work.
    • Serve as a primary point of contact for contractors on-site, facilitating communication and resolving any issues that may arise during their work. Ensure that contractors are fully briefed on campus-specific policies, procedures, and expectations. 
    • Train all maintenance personnel on proper safety protocols and best practices. Provide support to reinforce compliance with safety standards and address any safety concerns or violations promptly.
    • Develop and maintain appropriate training materials, resources, and curricula that align with industry standards and best practices.

Minimum Qualifications

Minimum Qualifications

  • High School Diploma or equivalent
  • Two years of experience as a journey-level worker in building and equipment maintenance, construction, or repair work.
  • Valid driver’s license.
  • Two or more years of supervisory experience in commercial maintenance. 
  • Two or more years' experience in maintenance work management including schedule development and implementation.
  • Ability to operate computer-based work management software, Microsoft office suet, Outlook and Teams. 

Desired Qualifications

  • Green Buildings Technology Knowledge 
  • Experience developing and implementing training programs.

Terms of Employment

This is a full-time classified position scheduled to work 40 hours a week, with a salary range of $72,924 - $98,040 annually. All classified positions will start their salary at Step A, when you have completed six months of probation, you will receive a 5 percent pay increase. A collective bargaining agreement exists, and this position is covered by the Washington Public Employees Associate (WPEA) Union. Classified positions qualify for the following benefits:
