Job Summary:
The Sr. Field Project Manager plays a critical role within our high-performance home flipping operation. As part of a seasoned Residential Flipper team, this position oversees all field activities from demolition through final punch-out. The ideal candidate brings deep expertise in residential construction and thrives in the fast-paced environment of a high-end Flipper organization.
Responsible for executing the full scope of work, maintaining strict quality standards, and driving project timelines, the Sr. Field Project Manager is essential to ensuring each flip meets our elevated craftsmanship expectations. The ideal candidate must bring an established network of trusted General Contractors and subcontractors, as they will be responsible for sourcing, vetting, and managing their own trade partners throughout every project. Our company focuses exclusively on residential flipping within the existing footprint of the home, this role does not involve commercial projects, multi-family properties, new construction, or additions.
Working in close collaboration with our in-house design team, and internal stakeholders, the Sr. Field Project Manager delivers polished, market-ready homes at the pace demanded by a competitive flipping business. The right candidate possesses strong analytical skills, a detail-oriented mindset, and a solution-driven approach, leveraging digital tools such as Microsoft Office, Salesforce, Dropbox, and other online platforms to maintain seamless communication, documentation, and project oversight.
Duties and Responsibilities:
- Create and manage detailed project schedules and material delivery timelines to meet pro forma expectations for each residential flip.
- Collaborate with Design Team to manage and maintain the project budget, ensuring financial alignment throughout the renovation.
- Source, vet, and manage your own network of General Contractors and subcontractors, ensuring all trade partners meet company standards and are appropriate for residential flipping.
- Oversee all rough installations, ensuring full code compliance and adherence to residential construction best practices.
- Maintain an elevated standard of workmanship that aligns with project plans, design intent, and True Legacy Homes’ flipping quality expectations.
- Ensure all finishes are installed with precision and exceptional attention to detail, consistent with high-end residential flip standards.
- Review and coordinate with the Design Team and structural engineers on improvements limited to the existing footprint.
- Negotiate contracts and scopes of work for specialty contractors sourced through your established professional network.
- Write Home Improvement Agreements for complete renovation project.
- Maintain accurate and timely database updates reflecting project milestones, financial buyout status, and overall progress.
- Oversee punch list execution and implement strict quality control measures at project completion to ensure market-ready homes.
- Respond promptly to buyer repair requests and manage all required post-sale corrections.
Qualifications:
- Minimum of 5 years of project management experience in residential construction.
- Knowledge of residential construction means and methods.
- Ability to read architectural and structural plans.
- Strong leadership qualities and attention to detail.
- Solution-driven with strong problem-solving skills.
- Proficient in computer applications including Microsoft Excel and Word.
- Strong verbal and written communication skills.
- Self-motivated with the ability to multitask.
- Valid driver's license.
Physical Requirements:
- The nature of the position requires frequent travel to and from various locations within the County. Frequent travel may be required to neighboring counties.
- May on occasion require prolonged periods of sitting, walking, and standing.
- Heavy Carrying/Lifting: Physically transporting, raising items from a lower to a higher position, or moving objects horizontally weighing 40lbs and over from one location to another.
- Must be able to lift, push, pull up to 40lbs.
- Bending and Stooping: Bending body downward and forward by bending spine at waist.
- Climbing: Ascending or descending ladders or stairs using feet and legs and/or hands and arms. Body agility is emphasized.
- Mobility Requirement: Ability to get from one location to another.
- Kneeling: Bending legs at knees to come to rest on one or both knees.
- Repetitive Motion: Substantial movements of the wrists, hands, fingers, and/or upper body for sustained periods of time, including using extremities to drag, push, pull or grasp.
- Visual Requirements: Able to see and read computer screens, small electronic devices, and maps.
- Hearing Requirement: Able to detect specific noises for proper equipment operation.
- Ability to pass a pre-employment physical.
Work Environment:
- Work may involve exposure to dirt, dust, fumes, loud noise, or chemicals, etc.
