Maintenance Mechanic - JLL
What this job involves:
The Maintenance Mechanic provides support for assigned buildings. This role has responsibilities which include preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing and HVAC system maintenance. The Maintenance Mechanic must be able to perform the repair, maintenance, restoration, and replacement of various building operational components independently and with team support. Candidate will be required to pass an extensive, fingerprint-based background investigation, which includes a credit and criminal history screening. This is in addition to a routine pre-employment background check, if hired externally.
What your day-to-day will look like:
- Maintain strict adherence to all safety policies and procedures while demonstrating meticulous attention to detail across all job site activities, completing required safety training on schedule, recognizing potential hazards, and maintaining clean, safe working environments throughout all maintenance operations.
- Execute comprehensive preventive and corrective maintenance work orders using CMMS systems for facility mechanical, electrical, plumbing, and building systems while performing timely installations and repairs of ceiling tiles, carpet tiles, floor tiles, and various building components.
- Perform minor maintenance tasks across multiple trades including plumbing repairs such as unclogging drains and fixing water leaks, HVAC maintenance including filter and belt changes, and electrical work such as lamp replacements and basic fixture repairs.
- Complete specialized assignments including painting projects, pressure washing, tenant service requests, special cleaning tasks, and general maintenance activities while escorting vendors for routine preventive maintenance and repair work as needed.
- Conduct proactive facility rounds and due diligence inspections to identify conditions impacting client occupancy and operations, entering work orders for resolution while serving as an integral member of the operations team for building maintenance activities.
- Provide exceptional customer service to all tenants and agencies through professional communication, effective follow-through, and efficient work performance that minimizes disruption and inconvenience while supporting after-hours building activities when required.
- Demonstrate essential professional competencies including strong teamwork and self-starter abilities, excellent verbal and written communication skills, physical capability to lift fifty pounds and perform various physical tasks, emergency response availability within forty-five minutes, on-call rotation participation, and proficiency with Microsoft Office applications, CMMS systems, and multiple digital communication platforms while consistently meeting schedules and deadlines.
Required Qualifications:
- Must have and maintain a valid Tennessee Driver’s License.
- High School Diploma or equivalent
- 1-3 years of applicable working experience in general building repair and maintenance, basic HVAC, basic plumbing and/or basic electrical.
- Licenses as required by authority having jurisdiction
