- Manage and perform maintenance operations of multiple commercial properties including office and retail assets.
- Develop and maintain positive, professional relationships with tenants, vendors and clients.
- Work closely with property manager on work orders, projects, budgets, and overall building maintenance.
- Oversee and direct vendors relationships and performance to ensure quality of work.
- Engage and bid outside professional trades such as electricians, plumbers, HVAC, etc.
- Respond and address tenant work order in a timely manner with appropriate follow up to ensure tenant satisfaction.
- Maintain and complete general building repairs including ceiling tiles, drywall repairs, painting, locks, doors, and access controllers.
- Maintain and repair minor electrical system including bulbs, ballasts, switches and lighting control systems.
- Maintain and repair minor plumbing items including toilet/urinal replacement and address drains, toilet, sinks and other systems.
- Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts and other critical building systems.
- Maintain grounds/ curb appeal to company and client standard.
- Oversee scheduling preventive maintenance of equipment, prioritizing and estimating project and provide technical assistance when developing job plans.
- Perform inspections of recently maintained or repaired equipment to observe the quality of the work performed and the operating condition of the equipment.
- Assist with the implementation of capital projects.
- Approving maintenance strategy including monthly reporting and KPI validation.
- Ensure compliance with quality, health and safety rules, guidelines and regulations.
- Previous experience as a Maintenance technician for (2) year(s) - Required
- Professional Certifications (e.g. CMRP, MPO or HVAC certified) will be considered an advantage
- Knowledge of different building systems (heating, electrical, air conditioning, ventilation etc.)
- Familiarity with relevant health and safety standards and regulations
- Excellent time management and organizational skills
- Outstanding communication, interpersonal and leadership skills
Properties are located in the Denver surrounding cities
Schedule: Monday - Friday, Saturday and Sunday as needed, and after hours on call required
Pay: $25-$28 hourly plus mileage
