Assistant Building Superintendent
Beautiful 3-story apartment building in excellent condition. Senior citizen independent living.
We are searching for a hands-on maintenance person to be part of a small 2-person crew in maintaining this beautiful senior citizen apartment building located in Los Angeles.
The ideal candidate will have the following skills, experience, and capabilities:
- Residential maintenance experience required.
- Handyman or general maintenance experience required.
- Construction or contractor experience is a plus.
- Must have skills in repairing and installing faucets, toilets, disposals, stove burners, light fixtures, etc.
- Must have general knowledge of big building systems such as pumps, boilers, HVAC systems, etc.
- Attention to detail, able to identify and diagnose problems or areas requiring repair or replacement.
- Walk and inspect all areas of the property.
- Self-starter with high standards who demonstrates professionalism and can work independently.
- Exceptional customer service and ability to interact with seniors in a positive manner.
- Must be able to work well with vendors.
- Computer skills: Internet and Microsoft Office experience.
- Ability to learn and take direction.
- Valid California driver's license, clean driving record, and insurance required
- Must meet all physical requirements and be able to read, write, and communicate in English.
Background and credit checks will be performed.

Some weekends and Holidays required.

Physical Requirements
- Must be able to stand, walk, bend, kneel, climb stairs, and reach overhead for extended periods while performing maintenance duties throughout the property.
- Must be able to lift, carry, push, and pull objects weighing up to 50 pounds (such as tools, equipment, and maintenance materials).
- Must have the ability to use hands and fingers to handle tools and small parts with precision.
- Must be able to visually inspect building systems, equipment, and units to identify maintenance issues or safety hazards.
- Must be able to hear and communicate clearly in English to interact with residents, vendors, and staff and to respond to safety alarms or instructions.
- Must be able to work both indoors and outdoors in a variety of environmental conditions, including heat, cold, and exposure to dust, fumes, and cleaning agents.
- Must be able to operate standard maintenance tools, ladders, and light machinery safely.
- Must be able to drive a vehicle to obtain supplies or travel between sites as needed.
