About the Role
The Curative Specialist is responsible for clearing outstanding mortgages and liens and working with clients and borrowers to provide clear title commitments for closing. They follow company and client guidelines and communicate professionally with outside entities to resolve curative related issues and ensure we deliver clear to close (CTC) files in a timely matter.

Responsibilities
- Review search packages for mortgages, judgments, liens
- Request payoffs for any outstanding lien on title
- Correspond via email/phone with Clients, Borrowers, and Third Party lienholders
- Search/Utilize online resources to clear items on title
- Review and research public records to analyze and address potential vesting issues
- Order deeds and fill out deed forms for signature by borrower
- Generate and supply various forms necessary for closing
- Review Power of Attorney, Trusts, Corporate Docs, etc. for approval
- Review and analyze legal description issues
- Utilize state statutes to eliminate mortgages, judgments, liens, etc.
Skills and Expertise
- Positive Attitude
- Minimum 3+ years experience in the settlement services industry
- Experience with payoffs/vesting/public record searches
- Skills in written and verbal communication, as well as an ability to multitask
- Ability to work in a fast-paced, team-oriented work environment
- MicroSoft Suite Experience – Teams, Outlook, Word, Excel
