The Construction Manager will oversee and manage the planning, coordination, and execution of the assigned single family townhome residential project from inception to completion.
This role is primarily responsible for project site; oversees, manages, and schedules all related building activities to ensure production schedules are accurate and houses are completed as projected, meeting Company’s quality standards. Manages all resources, including subcontractors and employees to ensure site safety, construction practices, and timely completion of projects from project start to final Quality inspections and walk-through with homeowner.
Essential Duties and Responsibilities:
Responsible for managing all phases of the assigned project for successful new home community. Responsibilities include, but are not limited to:
- Schedule and direct subcontractors during the build process and monitor progress by walking home(s) daily to verify production work. Manage communication with subcontractors and ensure subcontractors have accurate options and diagrams.
- Responsible for planning and managing building related activities and resources to ensure construction projections are accurate and houses are completed on time and to quality standards. Manage all resources including Assistant Construction Manager and subcontractors.
- Review subcontractors’ invoices for accuracy and complete approval in system. Instrumental in resolving issues to ensure invoices and PO’s are processed efficiently and timely.
- Assist with permits, plots, and plans for inspections. Responsible for walking with inspectors and ensuring inspections are complete. Coordinate with subcontractors to correct noted items.
- Accurately interpret specifications and coordinate various phases of construction. As necessary, refine schedules to minimize delays caused by weather, material, and labor shortages, etc. Inspect work in progress and completed work to ensure that work meets specifications.
- Communicate project progress, challenges, and changes to all relevant internal departments and external parties. Take lead in communicating and resolving project issues with relevant parties.
- Schedule, conduct, and document regular safety training and ensure worksite and subcontractors meet safety requirements.
- Maintains a safe and clean working environment for all trade partners by CAL-OSHA and Company standards. Fosters a culture of safety, quality, and collaboration on-site.
- Regularly meet with internal departments to discuss and resolve issues with homeowners, inspectors, or government entities.
- Manage and oversee all aspects of job site to ensure safety of co-workers, sub-contractors, and homeowners.

Minimum Education and/or Experience:
- Bachelor’s degree in construction management, civil engineering or related field with 5 years direct experience or High School Diploma with 7 years construction manager experience
- Minimum of 3 recent years in residential projects in area (Townhomes or Condos)
- OSHA-30 Certification and experience required; PMP or CCM Certification a plus
- Strong understanding of construction methods, materials, scheduling software, and ability to read and interpret blueprints, technical drawings, specifications, and local and national building codes
- Experienced with managing construction schedules and trade payment approvals using Hyphen Solution/BuildPro.
- Proficient with project management software (BuildPro, Procore, MS Project)
- Excellent management, negotiation, interpersonal, and communication skills
- Self-starter with exceptional organizational skills; high level of attention to detail
- Valid CA Driver License, with reliable automobile and required insurance
Required Certificates, Licenses, Registrations:
- PMP or CCM preferred
- Valid CA Driver’s License
- OSHA-30 Construction Management
- First Aid/CPR/AED - Active
Supervisory Responsibilities:
This position oversees jobsite, construction operations, and may supervise staff, and sub-contractors. Supervisory responsibilities will be carried out in accordance with the Company's policies and applicable laws, including interviewing, hiring, and training employees; planning, assigning, and directing work; addressing complaints and resolving problems.
Qualifications:
Mathematical Skills: Able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Able to compute rate, ratio, and percent. Able to interpret bar graphs and pie charts.

Computer Skills: Database Software experience required. Proficient in Excel, Word, and Outlook. Microsoft Outlook: Open and reply to e-mails, open folders, set and reply to calendar appointments. Basic Word Skills: Open document, change font, copy text, create columns check spelling, change margin, align text, set tabs
