SUMMARY

The Development Analyst position at Kairoi Development (“Kairoi”) is primarily responsible for assisting the Development and Finance teams in the market analysis, feasibility assessment, and development reporting associated with advancing Kairoi’s multifamily development projects from project due diligence to capitalization to construction commencement and project turnover to stabilization and disposition. This position will formally report to Anwar Garcia in Kairoi’s San Antonio corporate office and will work dayto-day with all levels of the Development and Finance teams while having multiple reporting responsibilities.


PRIMARY RESPONSIBILITIES 

  • Execute the monthly market survey platform for active Kairoi development projects including rent comp review of source data from CoStar, Yardi, etc. and making strategic asset-level calls with on-site property management teams and website data mining to obtain real-time information on asset performance. In addition to gathering and reporting data, to be successful the candidate must be able to assess information, draw conclusions, and make recommendations based on detailed analysis to help the team make informed and intelligent decisions. 
  • Interface with Kairoi’s Asset Management and Construction Management teams to ensure effective and timely preparation of project Development Reports distributed to internal and external capital partners. Requires good communication and organization skills to follow-up consistently but professionally with various intercompany personnel.
  • Assist with prospective project due diligence work including market and submarket research, municipal entitlement analysis, financial underwriting and investment OM preparation.
  • Maintain capital templates, implement updates to existing financial models and create new financial models as Kairoi enters complementary business lines.
  • Organize and compile the information necessary to complete Kairoi Investment Committee and Kairoi Development Approval Package (KDAP) memorandums in a detailed and thoughtful manner.
  • Manage the organization, refinement and compilation of the Kairoi capital contacts database and research trends in the multifamily development space.
  • Creation, tracking and management of development schedules including due diligence, entitlements, design, permitting and land closing.
  • Assist with other research and tasks assigned by Kairoi Principals and Leadership to execute and grow the Kairoi platform in a high-quality manner.  

Requirements

QUALIFICATIONS, SKILLS & EXPERIENCE

  • Undergraduate or graduate degree (MBA, MSRE, or related) in real estate, accounting, finance, business, economics, engineering or another related field.
  • Minimum of 0 – 2 years of relevant work experience – preferably multifamily focused.
  • Ability to perform a variety of responsibilities with attention to detail, strong work ethic and commitment to excellence. 
  • Must take initiative, be independently resourceful, prioritize time and perform within a team setting while maintaining focus and multitasking in a fast-paced, time sensitive environment.
  • Advanced skills in Microsoft Office platforms are required – must have strong MS Excel skills. 
  • Excellent written and verbal communication skills.
  • Exhibit strong intellectual curiosity and advanced emotional intelligence.
  • Must have a valid driver’s license with no major infractions in the last 12 months.
  • Travel as necessary to effectively meet the needs of the team and projects. 

MISSION STATEMENT This role’s primary responsibility and duty is to take proactive ownership of the market survey and development reporting process through detailed external research and internal communication giving the team, external investors and lenders relevant, real-time information throughout the project life cycle.
