Summary

The ideal candidate monitors, maintains, repairs, and carries out the preventive maintenance program on the hotel's heating, ventilation and air conditioning equipment.

 

Essential Functions

Job duties include, although are not limited to:

• Responding to customer calls and complaints to correct temperature conditions in a positive, polite, and timely manner. Monitoring public space temperatures, making appropriate adjustments when necessary.

• Performing scheduled and non-scheduled maintenance on all heating, ventilation, air conditioning and related equipment, including making repairs such as replacing mechanical seals, re-packing pumps and valves, replacing bearings and belts, checking for proper alignment, repairing fan coil units, brazing and soldering, calibrating controls, working on pressure vessels, replacing piping and fittings.

• Maintaining appropriate record of preventive maintenance and repairs.

• Visually inspecting gauges, dials and mechanical equipment, make basic mathematical calculations, and move and climb on all types of uneven surfaces.

• Interact with the Operating Engineer and assist in start-up, shut down and operation of all HVAC equipment.

In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the company.

• To assist with requests to shut off steam, water and gas supplies.

• Assist in the monitoring and maintenance of standpipe, sprinkler and interior fire alarm systems.

• Change filters on HVAC and fan coil units.

• Other duties as assigned by a Manager.

 

Internal Relationships

Reports to Director of Property Operation

 

External Relationships

Has regular contact with guests, housekeeping, front office, contractors.

 

Qualifications

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.

  • Considerable knowledge of HVAC systems including repair and maintenance and basic electric and plumbing skills.
  • Knowledge of OSHA standards for chemical use.
  • Skill in the use of hand and power tools (drills, hoisting equipment, reciprocating saw, and pressure washing equipment); dial indicators and testing equipment for air, water balancing and control calibration.
  • Basic mathematical skill in the use of a calculator to prepare moderately complex mathematical calculations.
  • Basic mechanical aptitude for operation and repair of hotel equipment.
  • Basic English language communication skills in order to communicate with customers and co-workers fully understand job assignments and follow manufacturer instructions.

 

Education/Experience Requirements

  • High School graduate or equivalent preferred.
  • Any combination of education and experience that provides the required knowledge, skills and abilities.
  • At least two years’ experience as an HVAC mechanic in a complex facility

 

Physical Requirements

Lifting 50 lbs. maximum with frequent lifting and carrying of objects weighing up to 25 lbs. It requires walking or standing to a significant degree, as well as reaching, handling, feeling, talking, hearing, and seeing.
