TERMS OF EMPLOYMENT: The Board of Education, upon the recommendation of the Superintendent of Schools, shall appoint the Director of Facilities Planning and Operations. The annual period of service for the Director shall be 225 days.
PRIMARY FUNCTION: The Director of Facilities Planning and Operations provides leadership for the district's facilities, custodial services, and capital improvement planning. This role ensures that maintenance tickets are resolved promptly, capital projects are managed effectively, and contractor work is fully documented and aligned with invoices and purchase orders. The Director is the district's Computerized Maintenance Management System (CMMS) administrator, ensuring accurate tracking of work orders, preventive maintenance, and long-term asset records. The position supervises custodial operations, supports trades supervisors, and collaborates with the Chief Operations Officer to deliver safe, clean, and efficient learning environments for students and staff.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Lead capital project management from planning to close-out, ensuring projects are delivered on time, on budget, and within scope.
Oversee contractor accountability, ensuring all work, warranties, and documentation are correctly recorded in the CMMS.
Monitor alignment of invoices, purchase orders, and budgets with the operational specialist/bookkeeper.
Administer the CMMS to track all work orders, preventive maintenance, custodial inspections, and capital projects.
Ensure maintenance tickets are addressed promptly, with a closure target within 48 hours where feasible.
Communicate with principals and administrators when tickets require more time or must be escalated to a capital project.
Supervise custodial staff and contracted providers, ensuring buildings meet district cleanliness and safety standards.
Develop and monitor custodial runs and schedules to balance workloads across schools.
Conduct regular custodial inspections, document cleanliness scoring, and hold teams accountable for follow-up.
Coordinate facility use, rentals, and athletic/event scheduling to meet district needs.
Support the Chief Operations Officer in monitoring and reporting operational KPIs to Cabinet and the Board.
Collaborate with architects, contractors, and project managers on facility condition assessments, capital planning, and energy efficiency initiatives.
SUPERVISORY RESPONSIBILITIES: Supervises custodial staff, trades supervisors, maintenance contractors, and other assigned personnel. Oversees contracted services to ensure quality and compliance with district standards.

EDUCATION and/or EXPERIENCE:
Bachelor's Degree in Engineering, Facilities Management, Construction Management, Business Administration, or related field (Master's preferred).
5–10 years of experience managing facilities or operations, ideally in a school or educational setting.
Experience managing building systems (HVAC, electrical, plumbing), grounds, and custodial services.
Familiarity with capital improvement projects, renovations, and construction management.
Experience with a Computerized Maintenance Management System (CMMS) to oversee work orders, preventive maintenance, and long-term asset tracking.
Strong project management experience, with a preference for candidates with construction management knowledge.
