JOB MISSION

Pacific Lifestyle Homes is seeking a detail-oriented Construction Estimator to join our team, focusing on accurate cost estimation, budgeting, and project analysis to support our homebuilding objectives. This full-time position offers an excellent opportunity to make a meaningful impact. Reporting to the Purchasing Director, the Construction Estimator will play a key role in shaping the future of Pacific Lifestyle Homes by ensuring cost-effective and efficient project planning.


 JOB RESPONSIBILITIES:

  • Audit: Conduct regular audits of estimates and lumber calculations to ensure accuracy and compliance with project specifications and budgets. Identify any discrepancies and work with relevant teams to correct issues and improve future estimates.
  • Collaboration: Work closely with project managers, architects, suppliers, and construction teams to ensure accurate estimates and efficient material use. Foster strong relationships with internal and external stakeholders to support smooth project execution and align with project goals.
  • Documents: Prepare and maintain detailed documentation of lumber estimates, material lists, and pricing sheets. Ensure all records are accurate, organized, and accessible for project teams and other stakeholders as needed.
  • Process Improvements: Identify and implement process improvements within the estimating department to increase accuracy, efficiency, and cost-effectiveness. Regularly review and refine estimating procedures to streamline workflows and enhance project outcomes.
  • Site Visits: Conduct site visits as necessary to gain firsthand insight into project requirements, assess material needs, and verify on-site conditions. Use observations to adjust estimates, refine plans, and support accurate material delivery.
  • Support on Costing and Budgeting: Provide support to the budgeting and finance teams by delivering precise material costs for project budgets. Offer insight into pricing trends, potential cost-saving measures, and budget alignment throughout the project lifecycle.
  • Take-offs and Unitized Pricing Maintenance: Perform take-offs to determine the accurate quantity of lumber and materials needed for each project. Maintain unitized pricing lists and update them regularly to reflect current market rates and supplier agreements.
  • Value Engineering: Apply value engineering principles to identify cost-saving opportunities without compromising quality or functionality. Collaborate with design and construction teams to optimize lumber usage, reduce waste, and support project budget goals.

JOB REQUIREMENTS:

  • 3+ years of professional experience as an Estimator, with residential construction industry purchasing experience essential
  • Proven ability to estimate multiple projects concurrently, ensuring accuracy and adherence to deadlines
  • Strong organizational, design, project management, and task management skills, with effective problem-solving abilities
  • Willingness to accept coaching, engage in learning, and pursue continuous professional development
  • In-depth knowledge of lumber, wood products, and residential construction building processes, including construction methods and materials
  • Proficient in Microsoft Office Suite, with strong skills in data entry and analysis
  • Experience working with databases to manage and retrieve project information
  • Proficiency in using blueprint/takeoff estimating software for accurate project estimations
  • Background in the residential construction industry with a clear understanding of industry standards and practice

WORK ENVIRONMENT

We have an in-person work culture with a general schedule of 8:00 AM – 5:00 PM, with occasional overtime based on workload. A daily in-office huddle is held at 8:00 AM, and attendance is required.
