We have an immediate need for part-time Maintenance Technician to join our team at Varick Peterson Homes, one of United Group’s professionally managed multi-family apartment communities located in Newburgh, NY.  To learn more about our property, please visit: https://www.varickhomes.com/ 

Maintenance + Technical Duties
  • Completes maintenance work orders – as assigned
  • Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned
  • Maintains inventory of equipment, tools, supplies, and work materials
  • Maintains a working knowledge of all utility sources and supply lines
  • General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
  • Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
  • Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
  • Cleans all common areas and responsible for trash removal
Planning + Oversight + Communication
  • Assesses and prioritizes all work to be performed on assigned site
  • Completes daily work schedules for routine maintenance duties
  • Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern
  • Ensures quality of work duties performed
  • Handles emergency situations that may arise; and communicates all details of the incident to the Property Manager
  • Special projects and other responsibilities may be determined
Interpersonal + Safety Responsibilities
  • Will be available for on-call as necessary
  • Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees
  • Actively participates and follows the safety and health programs
Driving Requirements
  • A minimum of three (3) years driving experience is required if the position is responsible for driving or considered to be a driving role
Work Environment + Physical Demands
  • May be exposed to outdoor spaces, service areas, or other environments, which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects
  • May be exposed to substances – such as paints, cleaning agents, chemicals, which may have various odors that may be considered irritants
  • Frequent body movements include lifting, moving, transferring, bending, stooping, squatting, and reaching
  • Able to lift, push, pull, and/or carry objects weighing up to 50 pounds, unassisted, with twisting and turning of the torso, and stand or walk for prolonged periods of time
  • Reasonable accommodation may be made to enable individuals to perform essential functions
Job Overview + Requirements
  • Job Type: Maintenance Technician; $26 per hour; Part Time; Hourly/Non – Exempt
  • Work Hours: Monday – Friday with availability needed after hours + weekends to handle on-call emergency service requests. 
  • Training for Position: preventative maintenance, safety, and related.
  • Physical Requirements: standing, kneeling, lifting, carrying, painting.
  • Required Education: High School Diploma; applicable Work History. 
  • Required Experience: 2 -3 years of experience in residential property maintenance is preferred.  Working knowledge of electrical, plumbing, HVAC and painting is preferred. 
  • Qualities: Demonstrates integrity on a personal and professional level; ability to solve problems involving maintenance, safety, and challenging situations.
