WE ARE LOOKING FOR
We are seeking an experienced Technical Asset Manager to join our P3 team in Germany (Frankfurt).
SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU
- Support with the implementation of day-to-day Technical Asset Management tasks for assigned assets/projects from existing investments including specific properties acquired or developed in Germany according to requirements set by the asset-holding companies.
- Tracking of technical performance of the real estate asset in accordance with requirements set by the respective asset-holding companies, underwriting, current market conditions and applicable regulations (repair & maintenance, capex projects, conformity with regulations, etc.).
- Providing case-by-case advice and support to all Asset Management teams at the P3 Group Corporate level.
- Support with the drafting of annual operating budgets and long-term business plans as well as follow-up and update from a German Asset Management perspective.
- Support with the implementation of marketing strategies at individual property level, as well as providing assistance in group-wide key account management.
- Supporting advice in lease negotiations from a technical perspective.
- Assisting the asset-holding companies in communications with internal or third-party service providers (e.g. property managers) and authorities.
- Ensuring adequate documentation of relevant communications among asset-holding companies, third-party service providers and other relevant P3 group functions at the corporate level.
- Initiate and follow-up on internal validation on all major technical and capex projects via the corporate investment committee process.
- Follow-up and support on all capex and major technical projects.
- Cooperate with technical teams on all relevant technical issues and capex projects; provide relevant data and reporting to P3 financial controlling and reporting teams.
- Review of monthly technical property management reports.
- Assist with the development of a hold/sell strategy in accordance with the annual operating budget and long-term business plans.
- Support and assist teams at the P3 Group corporate level, in the disposition process for any assigned assets/properties approved for sale by the asset-holding companies; drafting of all relevant data and compilation of relevant documents in the disposal process.
- Support and assist corporate teams in the acquisition process for any new assets or development projects.
- Communicate continually with all relevant teams to contribute to and ensure an appropriate decision-making process regarding the assets and document communication accordingly.
- Tracking of measures to comply with quality standards for complex measures in technical asset management.
- Support in the selection, tendering, commissioning, guidance and tracking of technical property management as well as facility management and other technical service providers.
- Technical support regarding the lease or use agreement obligations of the lessor.
- Suggestions how the operation of the building (especially from a facility-specific & sustainability point of view) may be enhanced.
- If necessary, coordination and tracking of tenant improvements and other structural measures in the facility accordingly.
- Tracking of operational project processes with regard to costs, deadlines and quality accordingly.
- Support in the coordination, control and tracking of the warranty management process.
- Ensuring the data quantity and quality of the maintenance documentation (getFM).
- Support with regard to the implementation of ESG measures (EV Infrastructure, LED Fit Out, Solar Panels).
WHAT YOU NEED TO SHINE IN THIS ROLE
- Degree in civil engineering or architecture or successful completion of technical education with advanced engineering and/or property-specific qualification.
- Several years of professional experience in the technical and structural management of commercial properties.
- Experience in project-management.
- Strong negotiation and communication skills.
- English language knowledge - professional working level.
- Good computer/software skills (Microsoft Office).
- Ability to work in a team and a high degree of initiative.
