SUMMARY
As a Development Asset Management Associate, you will provide crucial support to the Development and Operations teams in all aspects of property life cycle management, from new construction through disposition. This role involves assisting with asset preservation, market intelligence, lease-up and operational support, and financial oversight. The ideal candidate will be highly analytical, detail-oriented, and possess a strong interest in real estate asset management. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- Successfully coordinate property punch lists and final acceptance, ensuring every detail is polished.
- Oversee warranty walks for new construction, guaranteeing top-tier quality from day one.
- Conduct insightful, ongoing property inspections, keeping our assets in peak condition.
- Collaborate with Operations to evaluate traffic, pricing, and leasing velocity, driving performance beyond budget expectations.
- Assess the impact of marketing efforts by on-site and support staff, optimizing spend for maximum traffic generation.
- Conduct in-depth visits of competitive properties during market surveys to analyze trends and opportunities.
- Partner with Development Associates/Analysts to proactively identify emerging market trends and future competitive properties.
- Prepare robust development reports and market surveys during onboarding, offering continuous support as required.
- Curate and distribute weekly Asset Management portfolio leasing reports.
- Develop the strategic plan to guide the lease-up budget process.
- Support asset oversight through the compilation of market data, trends, and property-level performance indicators through market summaries, strategic memos, and reporting tools.
- Provide expert guidance and meticulous review of operating budgets to identify opportunities for expense control and new income streams.
- Drive critical capital improvements to enhance asset value and marketability for successful disposition.
- Diligently audit on-site contracts, licenses, and permits with the Asset Management Analyst to ensure compliance.
- Drive impactful special projects, from compiling presentations to delivering ad hoc leasing analysis and cutting-edge market research.
- Support asset management through the evaluation and utilization of technologies, including AI, to enhance efficiency, efficacy, and time management.
Requirements
SKILLS AND EXPERIENCE
- Undergraduate degree in real estate, finance, economics, business, accounting, or a similar degree is required.
- Minimum of 5 years of relevant work experience.
- Proficiency in Microsoft Office platforms is required, with an emphasis on Excel.
- Experience working in Property Management Software (Yardi, Real Page, or Entrata) is required.
- Strong organizational and time management skills, with the capacity to concurrently manage multiple projects.
- Excellent written and verbal communication abilities.
- Capable of effective collaboration within a team setting, while maintaining focus and managing multiple tasks in a dynamic and time-sensitive environment.
- Proactive and independently resourceful.
- Exhibits a strong intellectual curiosity.
- Extensive travel (up to 60%) is required.
- Must have a valid driver’s license with no major infractions in the last 12 months.
