This position will be located on-site at our Corporate Headquarters in Lancaster, SC. Remote work is not available at this time.
Responsibilities and Duties:
The Mortgage Specialist is responsible for the timely and accurate funding of mortgage loans onto the Credit Union’s core system and the processing of post-closing files. This role requires quality control, extensive administrative tasks, and member service work.
Additional responsibilities include, but are not limited to:
1. Review all closing documents for data integrity and verify that all fees are accurately disbursed based on Loan Disbursement Instructions. Works directly with the Mortgage Loan Processor for any validity edits and corrections.
2. Disburse large dollar mortgage loans and complete the set-up of those accounts within the Credit Union’s core system with accuracy, including setting up payment transfers and new escrow accounts. Data integrity and accuracy to mitigate risk to the Credit Union is required.
3. Validate accurate wire instructions have been received from the mortgage settlement agent. Submit wire requests for mortgage funding through WireXchange, subject to approval by another Mortgage Specialist. Authorize wires in WireXchange, from other Mortgage Specialists, after validating data integrity of wire submitted for release.
4. Validate that all outstanding underwriting conditions have been met.
5. Review loan documents received from the settlement agent, for accuracy and compliance by completing the post-closing checklist to ensure Founders lien position is perfected and to protect Founders from losses. Verify the accuracy and completeness of all closing documents, including signed closing packages, recorded security instruments, final title policies, and other trailing documents. Ensure loan documents are indexed within the Mortgage Department loan origination systems to ensure seamless transfer to permanent storage.
6. Manage pipeline of closed mortgage loans for time sensitive trailing post-closing documents. Regularly contact the settlement agent to determine the timely delivery of missing documents.
7. Process necessary title work documents for mortgages with manufactured homes as collateral. Resolve manufactured home titling issues by working with Founders employees and members, as well as, the Department of Motor Vehicles (DMV), and other third parties. Maintain knowledge of current DMV laws and regulations related to manufactured home titling for all states.
8. Manage the construction loan and home improvement/repair funds during the construction phase to ensure timely disbursements and follow up. Requires communication with members, appraisers, attorneys, and contractors involved in the construction of home. Coordinate review of title work to protect Founders interest during the construction phase.
9. Assist Mortgage Servicing Specialist with the processing of Adverse Action requests and member questions about their mortgage serviced by Founders.
10. Comply with Founders’ policies and procedures, as well applicable laws, regulations, and statutes issued by federal agencies such as NCUA and FFIEC, including, but not limited to, GLB and BSA. Employees have legal and regulatory obligations to respect and protect the privacy of information and its integrity and confidentiality.
11. All other duties as assigned.
Qualifications:
- High school education required
- Excellent oral and written communication skills as well as excellent organizational skills.
- Must be proficient with Microsoft Office products including Excel and Word.
- Working knowledge of Founders policy and regulations, specifically those related to mortgage loan procedures.
- Must be self-motivated and efficient with a strong attention to detail.
- Must always “Think Member” and look for opportunities to serve our membership in the best interest of the member and the credit union.
- Candidate must be available Monday-Thursday 8am-5pm, Friday 8am-6pm
