Non-Exempt 10: $27.81 an hour to $41.73 an hour
Report To: HLC Operations Manager
SUMMARY:
With the goal of enhancing lives, fulfilling dreams and building communities this position
assists and supports the Loan Officers in the day-to-day activities of Mortgage Lending
with the processing, document preparation, funding and post-closing of all residential
mortgage loans.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties
may be assigned.

• Contributes to the organizations mission statement and goals by providing the

• Maintain knowledge and adheres compliance standards including Red Flag
clearance and fraud detection. Ensure NCU policy, state and federal lending specific
regulatory requirements such as BSA, RESPA, REG Z, FCRA, and Financial Privacy
etc., are met in processing and closing loan applications.
• Have a thorough knowledge of home loan real estate lending practices, including
regulatory requirements, agency standards and Credit Union requirements.
• Have a thorough knowledge of conventional and special home loan programs and the
knowledge of the necessary documentation for processing and obtaining underwriting
approval.
• Have a thorough understanding of home loan computer system software including
automated mortgage underwriting, processing and tracking programs, and NCU's
home loan website.
• Review DU verification messages/approval conditions. Review the set up and
accuracy of the file on the loan origination system. Validate the accuracy and integrity
of all loan documents and data.
• Reviews and clears credit conditions, may issue credit approvals and delegated MI,
according to specified guidelines within established service level agreements.
• In conjunction with assigned loan officer(s), responsible for loan pipeline
maintenance in regards to lock expiration dates, re-disclosure, closing dates,
turnaround times, etc. Conducts regular follow up with applicant and outside sources
for outstanding documentation to ensure timely receipt within turn-around time
standards to achieve all processing and closing service level agreements.
• Review appraisals to ensure that the required level of appraisal fieldwork has been
completed, that they are of professional quality and are prepared in a way that is
consistent with Fannie Mae, HUD/VA and investor requirements.
• Order, analyze and review documents and exhibits needed for the file. These exhibits
include Flood Certification, Private Mortgage Insurance, tax return and transcripts,
Verifications, insurance and various compliance exhibits.
• Review preliminary title commitments to ensure all ALTA matters have been cleared,
exceptions and easements are within the general investor and NCU guidelines.
Instruct closing on acceptability.
• Complete a final evaluation and analysis of the completed loan file and either approve
within delegated authority or send the electronic file for underwriting approval. Process
the approved and rejected files by communicating oral and underwriting decisions and
conditions to the members and realtors on property and loan.
• Close loans. Prepare and send system generated document set and loan specific
documents to the closing agent. Review HUD Settlement statement, balance funds,
clear closing conditions. Schedule closing with outside escrow agents, coordinate
secondary financing with NCU’s Central Loan Processing as needed. Receive and
review executed closing documents from the escrow agent, including documents
prepared by escrow agent. Audit documents and conditions, disburse funds to the
escrow agent upon receipt of required documents and authorize recording. Ship to
specific investors.
• Perform other functions that might be needed from time to time to assist others to
complete tasks and work assignments; projects as assigned.

SUPERVISORY RESPONSIBILITIES:

PERFORMANCE STANDARDS:
Performs functions in an accurate and timely manner. Ability to close 20-28 mortgage
loans per month, being highly accurate and with exceptional attention to detail.
Professional in appearance and attitude. Utilizes interpersonal skills effectively in a
team environment.
EDUCATION and/or EXPERIENCE:
High school diploma or general education degree (GED); 8 to 10 years mortgage loan
processing experience with delivery to investors and adherence to secondary market
standards. Processing experience to include FHA/VA/USDA and FNMA loan products.
Direct Endorsement certification or DE eligibility, additional mortgage closing,
underwriting, compliance, funding experience and Bi-Lingual Spanish a plus.
LANGUAGE SKILLS:
Ability to read and comprehend complex instructions, detailed correspondence, memos
and write detailed correspondence. Ability to analyze corporate, small business and
self-employed borrower tax returns and schedules, per secondary market guidelines.
Ability to effectively present information in one-on-one and small group situations to
employees and members of the credit union.
INTERPERSONAL SKILLS:
A significant level of trust and diplomacy is required, in addition to normal courtesy and
tact. Work involves extensive personal contact with others and is usually of a personal
or sensitive nature. Work may involve motivating, influencing or training others. Outside
contacts become important and fostering sound relationships with other entities

• Demonstrated PC skills, including Microsoft Office Suite, access the credit
union’s accounting system and member account information. Ability to use credit
union mortgage loan origination system.
• Spreadsheet application knowledge desirable, but not absolutely essential.
• Ability to exercise confidentiality, discretion in decision making and sound
judgment in problem solving.
• Solid time management skills with ability to organize, prioritize, and perform
multiple tasks simultaneously, with stringent time constraints, under pressure.

and/or secondary market standards. Utilizes DU findings in the process and stipulates
conditions necessary to close and fund the loan.
• Reviews and analyzes financial statements, interprets reports on financial position and
credit-worthiness.
• Reviews and clears credit conditions, may issue credit approvals and delegated MI,
according to specified guidelines within established service level agreements.
• In conjunction with assigned loan officer(s), responsible for loan pipeline
