The Project Manager, Architecture is responsible for the design and management of the entire project(s), start to finish, as the project(s) leader. Specifically, the role is an individual contributor role in project management without direct subordinates that plans and assigns work to the project team including Sr. Job Captains, Job Captains, Production Coordinators, and Designers. This role is not responsible for supervising the project team and does not have hire/fire authority.
Plan, schedule, conduct and coordinate each of the phases of the project (typical; conceptual design, schematic design, design development, construction drawings and documents, and construction services).
Preparation of project schedules. Utilize the company’s resource groups for design, preparation of design and construction drawings and documents.
Provide construction services (site visits, review shop drawings, etc.). The Project Manager does not dictate the means and methods on how buildings are constructed, but rather is working on construction administration services including review and response to submittals, response to RFIs, periodic site visits to verify construction conformance per architectural drawings, review and approval of pay applications, punch walk to verify construction completion and provide list of any items to be completed or corrected.
The Project Manager, Architecture is the key contact with the client, and their consultants and representatives.
Responsible for local, county, state and federal project code searches and analysis for each project.
Represent WM at required jurisdiction public design review or development approval meetings and make project presentations when required.
Assemble consultant team for the project (identify scope of work, collect fees, select consultants and facilitate contracts). Working with the Ware Malcomb consultants (typical team: MEP, structural, and landscape) and the client’s consultants (typical: civil, geotechnical, and signage), coordinate all of the various trades to achieve a complete, coordinated set of contract drawings, documents and specifications which will be used for building permits and construction.
Be responsible for financial success of all responsible projects.
Prepare and update work plans, and monthly review and comment on project budget reports, invoices and pre-bills.
Assist the director/principal with marketing to existing and new clients for repeat or new work.
Communicate with clients, brokers, contractors, consultants, and ware malcomb employees.
The types of processes, equipment, systems, projects, and/or products that the project manager, architecture will work with are as follows: architectural services processes from conceptual design, schematic design, design development, construction drawings/documents, and up to construction administration.
The employee will provide architectural design services on the following project types: speculative warehouses, build to suit, manufacturing, cold storage, and e-commerce.
Tools/software used: cad, revit, bim 360, bluebeam, newforma, vantagepoint, microsoft office, procore and autodesk construction cloud.
Qualifications:
This position requires a Bachelor’s Degree (or foreign equivalent) in architecture, or in a closely related field plus 7 years of work experience in architecture or in a closely related occupation.
Requirements:
Project type expertise on warehouse distribution, spec and build to suit, industrial cold and food, manufacturing and e-commerce with building sizes ranging from 50,000 sf to 1,000,000 sf
Expertise in master planning of industrial site development
Expertise with autocad, sketchup, revit, deltek vantagepoint to lead, design and deliver projects
Expertise with Bluebeam, Deltek Vantagepoint and Newforma, to facilitate design and development of construction documents
Expertise facilitating international building codes, ada and tas code analysis
Expertise with project management, including managing budgets and financial performance using Informer and Deltek Vantagepoint
Expertise with construction administration using Newforma, Procore and Plangrid.
Must possess expertise/ knowledge sufficient to adequately perform the duties of the job being offered. Expertise/ knowledge may be gained through employment experience or education. Such expertise/ knowledge cannot be "quantified" by "time."
**May work from home up to 2 days a week**
Travel to job sites and client meetings which is predominantly local domestic in nature and about 10% of time spent.
