About the Role
As an Asset Management Specialist at Z Modular, a division of Zekelman Industries, the role plays a key part in overseeing the transition and performance of new multifamily assets from construction completion through stabilization and ongoing operations. This position bridges project transition, financial performance, and operational optimization, ensuring each property meets quality, budget, and return expectations.

The specialist collaborates cross-functionally with construction, property management, finance, and development teams to prepare communities for occupancy, monitor portfolio performance, and support data-driven investment strategies. The contributions directly impact portfolio growth, asset value, and operational excellence.

This role is ideal for a detail-oriented professional who thrives in a fast-paced environment, enjoys analyzing performance data, and takes ownership of driving both financial and operational success across the portfolio. This role will be sitting in our Austin, TX office or our Chandler, AZ office.

What You’ll Do
• Manages the transition of new apartment communities from construction completion to operational readiness.
• Partners with construction, property management, and vendors to coordinate inspections, closeout activities, and handoff documentation.
• Verifies operational readiness of building systems, amenities, and vendor services prior to resident move-in.
• Oversees delivery of warranties, manuals, and as-built documentation to property management teams.
• Collaborates with property management to establish and track initial operating budgets, pricing strategies, and performance goals.
• Monitors financial and operational performance across assigned assets, including occupancy, revenue growth, expenses, and capital projects.
• Develops and maintains property-level financial models and dashboards to support budgeting, forecasting, and performance tracking.
• Conducts variance analysis and identifies opportunities for cost savings, efficiency improvements, or revenue enhancement.
• Prepares detailed performance reports and recommendations for senior leadership and investors.
• Supports underwriting, refinancing, and disposition efforts through data analysis and market research.
• Partners with internal teams to enhance asset data systems, reporting tools, and analytics capabilities.
• Leads and promotes healthy and safe work practices as required by regulatory agencies and company policy.
• Performs other duties as assigned.

Who You Are
• 3–5 years of experience in asset management, property operations, or construction project coordination, preferably in multifamily housing.
• Bachelor’s degree in Real Estate, Finance, Business, or Construction Management (or equivalent relevant experience).
• Strong financial acumen with advanced Excel skills; proficiency with Yardi, Power BI, or similar platforms preferred.
• Proven ability to manage multiple priorities and deliver results under tight deadlines.
• Excellent communication, organizational, and stakeholder-management skills.
• Analytical thinker with strong attention to detail and a continuous-improvement mindset.
• Willingness to travel periodically to property sites as needed.
