Job Summary

Hanover Bank is looking for a full-time Residential Loan Processor II to join our team. The Residential Loan Processor II will be expected to process residential loans from application to final approval. The individual in this role will support a non-conforming loan product with standard loan package requirements, inclusive of issuing regulatory disclosures, ordering credit reports, OFAC, PEPS, Lexis Nexus, and ordering appraisal reports. They will also be responsible for gathering and collecting all necessary documentation for underwriting review, as well as maintaining the pipeline and actively updating the information as it is received. A Processor at this level will be expected to identify potential issues and rectify or address them prior to the loan being submitted to underwriting. Will be expected to help on more difficult or complex loans and handle more problem-solving prior to underwriting.


Essential Job Duties and Responsibilities

  • Process incoming loan packages and enter all information into Encompass.
  • Maintain notes in Encompass of all interactions regarding the loan.
  • Obtain completed & signed 1003 forms. 
  • Obtain income information from borrower(s), i.e., property income & expense report, rent roll, VOE.
  • Provide full credit investigation, including Verification of Employment (VOE), Verification of Mortgage (VOM), most recent bank statement(s), identification, loan payoff letter, if refinancing.
  • Review the Credit Report for any judgments, bankruptcies, collections, or discrepancies. 
  • Get an explanation of all derogatory credit. 
  • Reconcile the Credit Report. If there are other mortgages, match them up with the properties that the borrower indicates they own. If there are additional mortgages, not disclosed by the borrower, get an explanation with details and include it in the debt service obligation. 
  • For refinances, make sure that the Mortgage for the subject property is shown on the Credit Report. If it is not on the Credit Report, obtain an explanation. 
  • Interact with Loan Officers, Brokers, and Borrowers to obtain missing information and conditional loan approval requirements. 
  • Prepare loan packages for submission to Underwriting. Obtain information for Quality Assurance.
  • Obtain the required documents for the closing department.
  • Monitor loans from inception until closing to ensure all compliance requirements are met. 
  • Performs other duties and responsibilities as required. Required to handle more difficult or complex loans and problem-solve along with Loan Officers to come up with Workable solutions for customers. Dive deeper into loan files to identify potential issues ahead of time and rectify them before being submitted to underwriting.


Education and Experience

  • Knowledge of the TRID regulations
  • Experience with Encompass
  • Manage an individual loan pipeline, ensuring that all files are worked on a timely basis
  • 1-3 years of loan processing experience is required
  • College degree preferred but not required
  • Knowledge of Microsoft Office

Hourly Wage: $24.00 - $28.00; placement within this range will vary based on experience and skill level.
