Job Summary
The Senior Project Manager (Sr. PM) leads complex commercial construction projects and oversees multiple teams from concept through warranty. This role is responsible for project profitability, client satisfaction, and team development. The Sr. PM provides mentorship to Project Managers and Project Engineers, drives preconstruction strategy, and ensures that every project reflects Bauer’s high standards for quality, safety, and performance.

Key Responsibilities
Strategic Leadership
- Lead multiple projects simultaneously while ensuring consistency in execution, documentation, and communication.
- Serve as the primary client contact from project start through closeout.
- Support the Team Leader in developing project delivery strategies and risk management plans.
- Mentor and train Project Managers and Assistant Project Managers to build bench strength.
- Champion Bauer’s culture of accountability, collaboration, and integrity.
Business Development
- Drive new business opportunities through client relationships, referrals, and repeat work.
- Represent Bauer at networking events, pre-bid meetings, and industry associations.
- Identify opportunities to improve profitability and strengthen long-term client partnerships.
Preconstruction & Bidding
- Oversee budget development, conceptual estimating, and constructability reviews.
- Guide Owners, Architects, and Engineers through early design to optimize cost, logistics, and quality.
- Review and approve bid packages, scope sheets, and proposals.
- Lead RFP strategy and presentations.
Project Administration
- Maintain oversight of project schedules, submittal logs, RFI logs, and meeting documentation.
- Ensure PM teams are maintaining accurate, timely documentation across all phases.
- Review drawings and specifications for completeness and alignment with contract documents.
- Proactively identify potential risks and mitigation strategies.
Contract & Financial Management
- Negotiate owner and subcontractor contracts to ensure favorable terms and risk management.
- Drive full buyout completion within 60–90 days of award.
- Review and approve change orders, pay applications, and cost projections.
- Maintain oversight of financial performance across assigned projects.
- Partner with accounting and operations to ensure budget accuracy and cost control.
Communication & Client Relations
- Lead Owner/Architect/Contractor (OAC) meetings and ensure alignment across all stakeholders.
- Build and maintain strong, trust-based client relationships through transparency and reliability.
- Communicate early and often to prevent surprises, delays, or scope misalignment.
Field & Safety Leadership
- Partner with Superintendents to uphold Bauer’s high safety standards.
- Visit active sites regularly to ensure schedule, quality, and safety compliance.
- Resolve jobsite challenges quickly, balancing practicality with company standards.
Closeout
- Lead project closeout meetings, punch walks, and turnover documentation.
- Ensure financial and contractual closeout aligns with company timelines and client expectations.
- Conduct lessons-learned reviews to improve future performance.
Knowledge, Skills & Abilities
- Strong leadership presence with proven ability to develop and mentor others.
- Exceptional communication, negotiation, and decision-making skills.
- Deep understanding of design-build and design-assist project delivery.
- Proficiency in Procore, Microsoft Project, and Microsoft Office Suite.
- Ability to think strategically while managing details.
- Excellent financial acumen and contract interpretation skills.
- Self-directed, reliable, and consistent under pressure.
Education & Experience
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
- 10+ years of commercial construction experience, including 5+ years in a Project Manager or Senior Project Manager capacity.
- Proven experience managing complex projects exceeding $10 million in value.
Physical Demands & Work Environment
- Regularly required to sit, stand, or walk for extended periods.
- Occasional travel to project sites, including exposure to varying weather conditions.
- Must be able to talk, hear, and use hands for computer and documentation tasks.

Compensation & Benefits
Salary Range$130,000 – $140,000 annually (depending on experience and qualifications)
