Overview:
The Acquisitions Estimator plays a critical role in evaluating potential property acquisitions by conducting thorough on-site assessments. This individual will perform detailed walkthroughs to evaluate the condition of homes and ensure all findings are accurately documented with high-quality photographs. Additionally, the role involves placing lock boxes and keys at new listings, while consistently maintaining a courteous and professional demeanor when interacting with residents, visitors, and team members.



Summary of Responsibilities:

  • Conduct detailed property walkthroughs to evaluate home conditions and identify needed repairs or improvements.
  • Capture comprehensive photographic documentation and provide clear, organized inspection reports.
  • Install lock boxes and distribute keys for newly listed properties in a timely and accurate manner.
  • Interact with residents, visitors, and coworkers in a respectful and professional manner at all times.
  • Participate in mandatory training sessions, in-service meetings, and staff meetings to stay informed and aligned with company procedures and standards.
  • Perform any other tasks as assigned by management.



Essential Qualifications:

  • An Active Georgia Inspector and/or Real Estate License is required.
  • Valid Georgia Driver’s License is required for daily travel to various properties to conduct timely inspections.
  • A High School Diploma or equivalent is required.
  • Minimum of 1 year of property inspection experience is required.
  • Familiarity with MLS, Propertyware, and Rently is preferred, though not required.
  • Strong attention to detail with the ability to accurately assess and document property conditions, identifying key details and potential concerns.
  • Proven time management skills, with the ability to effectively prioritize tasks, manage a dynamic workload, and consistently meet deadlines without compromising quality.
  • Ability to work independently, think critically, and multitask in a fast-paced, evolving environment.
  • Excellent communication and customer service skills, maintaining a professional, approachable, and positive demeanor in interactions with tenants, visitors, and team members.
  • Highly organized, with the ability to manage multiple responsibilities and shifting priorities while ensuring efficient and seamless operations.

 

Physical Requirements:

  • Must be able to lift up to 15 pounds at times. 

 

 

All candidates must be legally authorized to work in the United States. Employment is contingent upon the successful completion of a background check, drug screening, and motor vehicle record search. A final offer of employment from Open House Realty & Investments will only be extended after all required screenings have been completed and cleared.
