Description
The Role.
The Preclosing ICD Specialist is responsible for ensuring all necessary conditions, documentation, and compliance requirements are met prior to the issuance of Initial Closing Disclosures (ICDs). This role is critical in facilitating a smooth and accurate closing process and requires meticulous attention to detail, strong organizational skills, and an in-depth understanding of mortgage lending regulations.
What you’ll be doing.

Review loan files to ensure they are conditionally approved and meet all criteria for ICD preparation.

Verify that loan locks are active and valid through the anticipated funding date.

Ensure settlement agents are qualified and compliant with company requirements (e.g., via Dytrix or other integrations).

Collect and validate all necessary borrowers, co-borrowers, and non-borrowing spouse documentation.

Confirm accurate entry of loan attributes, including tax assessor information, HOI details, and other relevant data points.

Collaborate with loan processors, underwriters, and closing teams to resolve discrepancies or missing information prior to ICD issuance.

Monitor and track all preclosing activities to ensure timelines are met for accurate disclosure delivery.

Maintain compliance with federal and state mortgage regulations, company policies, and quality standards.

Provide support and training to team members on ICD procedures and best practices.
Qualifications
What are we looking for.

High School diploma or equivalent.

Previous experience in mortgage operations, loan processing, or closing support.

Strong knowledge of ICD/CD requirements and mortgage lending regulations.

Excellent attention to detail, organization, and time management skills.

Proficiency with mortgage software systems (e.g., Encompass, Calyx, or Dytrix).

Strong communication skills, both verbal and written, with the ability to interact effectively with internal teams and external partners.

Experience in a high-volume mortgage operations environment.

Ability to analyze and resolve complex preclosing issues independently.

Knowledge of compliance regulations such as TRID, RESPA, and CFPB guidelines.
