Description

REPORTS TO: Community Manager, Assistant Community Manager and/or Regional Property Supervisor

1. Marketing and Advertising

  • Create and post listings for vacant units (online platforms, signage, social media, etc.).
  • Take and upload professional photos and videos of available properties.
  • Write compelling descriptions and highlight key features.
  • Track marketing effectiveness (e.g., lead sources, inquiries).

2. Showing Properties

  • Schedule and conduct tours for prospective tenants.
  • Highlight property features and amenities during tours.
  • Answer questions about lease terms, rent, utilities, and community rules.

3. Tenant Screening and Applications

  • Provide rental applications and explain the process.
  • Collect and verify application information (employment, income, rental history).
  • Run credit, background, and reference checks.
  • Recommend qualified applicants to property owners or managers.

4. Lease Administration

  • Prepare lease agreements and explain terms to tenants.
  • Ensure all necessary signatures, deposits, and documentation are collected.
  • Conduct move-in and move-out inspections.
  • Enforce lease policies and maintain compliance with housing laws (Fair Housing Act, etc.).

5. Customer Service and Communication

  • Respond promptly to inquiries from prospects and tenants.
  • Address tenant concerns or maintenance requests (often by coordinating with maintenance staff).
  • Foster positive relationships to encourage renewals and referrals.

6. Rent Collection and Financial Tasks

  • Collect security deposits, first month’s rent, and monthly payments.
  • Issue receipts and track payments.

7. Property Maintenance Coordination

  • Communicate with maintenance teams for repairs or cleaning between tenants.
  • Inspect units regularly for upkeep.
  • Ensure units are move-in ready.

8. Reporting and Record-Keeping

  • Prepare occupancy and leasing reports.
  • Keep updated logs of available units, expiring leases, and renewal opportunities.

9. Lease Renewals and Retention

  • Contact tenants before lease expiration to discuss renewal options.
  • Negotiate renewal terms or rent adjustments.
  • Help reduce turnover through good tenant relations.

10. Compliance and Legal Duties

  • Follow Fair Housing, ADA, and local landlord-tenant laws.
  • Stay updated on market trends, rental regulations, and property management practices.

Qualifications


REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS

  •  High school diploma or equivalent.
  • 1 year experience in apartment leasing and/or sales

TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS

  •  National Apartment Leasing Professional (NALP) preferred.
  •  Fair Housing training preferred.

KNOWLEDGE, SKILLS AND ABILITIES

  • Apartment leasing experience or experience in a customer service related industry (i.e., retail sales,

hospitality).

  •  Must be able to read, write and communicate effectively to comprehend and complete documents, lease

agreements and communicate effectively with residents.

  •  Demonstrate ability to apply sales skills (generating sales leads, conducting presentations, qualifying

prospects and closing).

  • Must have mathematical skills at high school level to calculate prorated rents, deposits, etc.
  • Proficiency in using property management software(s), as well as Microsoft Office in order to complete

required reports, create marketing flyers, etc.

  • Must have basic knowledge of Fair Housing Laws.
  • Use on-site property software to track apartment availability.

  • Walk, sit, use hands, talk and hear. The employee is occasionally required to reach with hands and arms

and stoop, kneel, or crouch. Specific vision abilities required by this job include close vision, distance vision,
peripheral vision, depth perception and ability to adjust focus and be able to view computer screens, mobile
devices and other electronic equipment for extended period of time where visual strain may result.

  •  Must be able to physically access all exterior and interior parts of the property, including common areas and

amenities.

  • Must be able to push, pull, lift, carry or maneuver weights up to twenty (20) pounds independently.
  • Travel within and outside of assigned geographical area. Will be required to conduct and attend training

programs, business meetings, etc. May require airline travel, out of town and/or overnight trips.

  • Must have reliable transportation.
  • Will be periodically called upon to work outside of normal working hours including, but not limited to every

weekend and holidays.

  • Must handle stressful, urgent, novel and diverse work problems on a daily basis. Emotional stability and

personal maturity are important attributes in this position.

first” and will not perform duties or walk into apartment homes unless wearing appropriate safety
equipment.

  • Ensure accuracy of timeclock punches and approve timecard at the end of each pay period.
  • May be required to assist in special projects or activities designated by company. This may include due

diligence, property acquisition/disposition, serving on or participating in company sponsored or sanctioned
committees, organizations, functions, etc.
