Position Overview:
- Support asset management in overseeing and developing strategies for a portfolio of investments
- Responsibilities include analyzing performance metrics, retrieving data from internal and external sources, and communicating key insights to Asset Managers, Portfolio Management, and other stakeholders
- Focus primarily on multi-family apartment investments, ranging from ground-up development to value-add renovations and core/stabilized investments
- Assisting in the development of property strategies, and in the measurement of and improvement upon property and organizational performance issues
- Preparation of property and local market aspects of the quarterly and annual property reports, as well as for assigned elements of the annual property business plan
- Supports team as part of the acquisition due diligence process or during the annual business planning cycle, in evaluating relevant operations and capital program strategies
- Assist with underwriting new investment opportunities
- Participate in acquisitions and asset management due diligence including lease reviews, pro forma analysis, including undertaking detailed analyses of a property's (1) tenants and in-place leases; (2) operating and financial statements; (3) market and competitive position; (4) engineering and environmental condition; (5) taxes, insurance and service contracts; and (6) other pertinent property-level factors and market feasibility review
- Review annual operating budgets and assist in annual business plan preparation and presentation
- Assists in the approval process for capital expenditures within property business plan parameters
- Conducts quarterly internal valuations and supports third-party appraisal process, including the review of such appraisals
- Prepare hold/sell analysis’ for disposition candidates, review BOV materials, and assist in the marketing/closing process
- Participate in regularly scheduled property leasing calls and meetings, while cultivating relationships with the property management and brokerage teams
- Assist with acquisition, development, and disposition transactions
- Monitor and analyze the financial performance of the properties and portfolios, primarily through review of monthly property financial reports
- Maintain portfolio models
- Assist with preparation and review of portfolio level and client reports
- Maintain property valuation files
- Analyze lease transactions
- Prepares hold/sell analyses
- Assist with special projects and ad-hoc reporting as needed
- Up to 25% of the analyst’s time may be spent on transactions, portfolio management, or research tasks
Candidate Profile | Minimum Requirements & Qualifications:
- Education: Bachelor’s degree in real estate or finance
- Senior Analyst Experience: 2 years postgraduate experience
- Strong skills in financial analysis and modeling – proficiency in Excel, Word, and PowerPoint required and experience in Argus Enterprise strongly preferred
- Ability to complete detailed analyses and to make well-reasoned and decisive recommendations required
- Must be able to work independently and as part of a team to meet deadlines and complete projects with minimal supervision
- Ability to interface professionally with individuals throughout various departments in the firm (acquisitions, asset management, finance, portfolio management, marketing and research) as well as third party firms, partners and industry leaders
- Strong interpersonal communication, writing skills and exceptional organizational skills and the ability to prioritize work effectively
- Prior experience with multi-family is a plus
- Excellent organizational skills, interpersonal and writing skills and high level of attention to detail
- Candidates should be proactive and self-motivated with a strong work ethic and integrity
- Prior experience with analyzing and negotiating lease transactions
If based in New York, the base salary range for this position is USD $95,000 - $110,000. Actual base salary offered will be determined by several components including but not limited to the candidate's experience, job-related knowledge, and qualifications. Base salary does not include other forms of compensation or benefits offered in connection with the advertised role. Total compensation may vary based on role, location, and individual performance. For roles located outside of Los Angeles, please disregard the posted salary range as these roles will follow a separate compensation process based on the local market.
