Overview

 The General Board of Global Ministries is the worldwide mission, relief, and development agency of The United Methodist Church, working with partners and churches in more than 115 countries to equip and transform people and places for God’s mission. Global Ministries connects the church in mission through the sending of missionaries, evangelism and church revitalization, disaster response and recovery led by the United Methodist Committee on Relief, and global health.

 

About the Role: 

Under the direction of the Chief Operating Officer (COO), the Property Maintenance Supervisor works onsite at Global Ministries Headquarters and is responsible for overseeing the physical assets, general maintenance repairs, preventative maintenance for the multitenant office/church property and offsite condos and assisting tenants with property needs.  The incumbent is responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring.

 

Key Responsibilities:

  • Coordinate, schedule and respond to maintenance/service requests in order of importance and urgency.
    • Work with the Operations Team to field and respond to work requests.
    • Maintain accurate and timely work order status reports, complete or contribute to written property/safety audits or other related reports.
    • Coordinate, schedule and prepare vacant space for tenant move-in, alternatively assess space following tenant move-out.
  • Assess and report property needs, observations, problems, concerns, damages, and improper procedures to supervisor.
    • Daily/Weekly internal/external walk through of property
    • Monitor the number of times a specific repair must be repeated to determine course of action.
    • Identify and correct hazardous property conditions, otherwise for major conditions collaborate with manager to outsource the project.
    • Work with Logistics Manager to maintain critical systems updates and repairs.
    • Order supplies and manage general maintenance budget, determine supplies and equipment needed. Must get approval prior to ordering supplies – and for major expenditures and unbudgeted items.
  • Perform general repairs
    • HVAC responsibilities include filter changes and coil cleaning, belt replacement, grease bearings ensure condensation lines and pans are clear, etc.
    • Repair/replace appliances, plumbing systems and
    • Repair/replace any property material/maintenance requests within the scope of the property management responsibility
  • Assist with and communicate with tenants for matters related to the property.
  • Provide oversight to third-party vendors and contractors conducting maintenance work at the property.
  • Perform other duties as assigned to include set up and tear down of meetings and events at Global Ministries’ property. 

 

Education and Experience


  • High School Diploma or equivalent required; some college or trade school preferred Strong knowledge of global payroll regulations and compliance standards.
  • Three (3) - Five (5) years’ previous experience and /or training involving general building maintenance or construction in an industrial or commercial setting.
  • HVAC experience preferred.
  • Prefer experience in various areas of electrical, heating, plumbing, appliance, or general repairs.
  • Valid Driver’s License required.
  • Able to read and interpret documents such as safety rules, operating and maintenance instructions, blueprints, wiring diagrams, and procedure manuals.
  • Must have basic working knowledge of commercial building systems.

 

Working Conditions:

  • Location: Onsite, Atlanta GA.
  • Hours: 37. 5 hours weekly (Monday – Friday)
  • May require work outside of standard business hours (to include weekends), particularly during the unit’s peak/busy season. Availability for on-call duty to handle after-hours emergencies for critical issues.
  • Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines, wiring, and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).
  • Requires ability to respond to and assist with hazardous weather problems, fires, floods, freezes, etc. outside of standard work/business hours (periodically during evenings and weekends)
  • On a regular basis must use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc. Must be able to deal with moderate to high levels of stress due to meeting deadlines, reprioritizing activities, and supervising employees. Will interact regularly with tenants, vendors, contractors, supervisors, employees and coworkers and therefore, must have excellent interpersonal skills.
