Location: Galleria Pointe Apartments & Townhomes (192 units) – Rock Hill, SC

Why Join Us?

At Palms Associates – Galleria, we believe a strong Maintenance Supervisor is the backbone of a thriving property. This role is essential in ensuring resident satisfaction, protecting our assets, and leading a high-performing team. We’re not just looking for someone who fixes problems—we want someone who prevents them, motivates their team, and sets a high standard for excellence.

For a Maintenance Supervisor, working at Palms means contributing to a property we built, we own, we manage! It means continuously improving upon 60 years of service to our residents. It means access to not only housing discounts, monthly and yearly bonus awards, and Grace Hill Learning, but access to historically generous, and immediately vested, 401k and profit-sharing rewards (10% each of the last 8 yrs) as well as $1,000/$1,500 HSA contributions. Our in-house development and renovations teams are always building new properties or renovating our current portfolio. It’s no surprise that company-wide our average tenure of all associates is greater than 7 years!

What You’ll Do:

  • Lead and motivate the maintenance team, setting the tone for professionalism, accountability, and excellent customer service
  • Oversee daily operations including work order scheduling, apartment turns, preventive maintenance, and safety compliance
  • Manage budgets, inventory, and vendor relationships
  • Perform and supervise maintenance tasks in HVAC, electrical, plumbing, carpentry, appliances, and more
  • Ensure units are move-in ready on schedule and meet company standards
  • Promote a “safety-first” culture, adhering to OSHA, EPA, and Fair Housing regulations
  • Collaborate with our in-house renovation team on long-term property preservation
  • Support your team’s growth through hands-on training, certifications, and coordination with regional and home office leadership

What It Takes to Succeed:

We know this role demands more than just technical know-how. It requires leadership, organization, and a passion for delivering results. The ideal candidate will:

  • Have 3+ years of hands-on maintenance and supervisory experience in multifamily housing or a similar environment
  • Be EPA HVAC certified (required); CPO certification is preferred
  • Be comfortable participating in an on-call rotation
  • Demonstrate strong troubleshooting, prioritization, and delegation skills
  • Communicate clearly and professionally with residents, team members, and vendors
  • Remain calm and solution-focused under pressure
  • Hold a valid driver’s license

Technology Requirements:

  • Basic computer proficiency (Microsoft Office 365)
  • Ability to use mobile devices for work orders and communication via Yardi and Microsoft apps
  • Access to a personal smartphone required

Communication Skills:

  • Proficient in English (written and verbal)
  • Bilingual candidates are a plus

Why You’ll Love Working at Palms:

  • Competitive pay and benefits
  • Strong, supportive leadership that values your input
  • Lead a large, established property and make a meaningful impact
  • Monthly and year-end bonus opportunities
  • Ongoing career development through Interplay Learning and in-house EPA 608 certification
  • Comprehensive benefits: health, dental, vision, life, and disability insurance
  • FSA and HSA options (with $1,000–$1,500 employer contribution)
  • Generous PTO, wellness days, floating holiday, and a community service day off
  • Employee housing discounts
  • 401(k) with 4% company match, plus up to 6% profit sharing—all immediately vested
  • Career advancement opportunities across 23 apartment communities in the Southeast

If you're a hands-on leader who takes pride in maintaining a community at its best—we’d love to hear from you!
