Job Statement

Performs a wide variety of routine maintenance and repairs of all building’s systems (e.g., electrical, mechanical, plumbing, heating, ventilation, air conditioning (HVAC).  Maintains the appearance of company facilities by making repairs/modifications (i.e., painting, cleaning and landscaping).  May occasionally oversee the work of assigned personnel.

Essential Duties

  1. Inspect, troubleshoot and perform routine maintenance and repair to building infrastructure and systems (e.g., electrical, mechanical, plumbing, and HVAC, painting, irrigation system maintenance, filter change outs and equipment inspections).
  2.  Ability to install, maintain and repair commercial appliances (e.g., refrigerators, microwaves, ice-machines).
  3. Follow blueprints, design specifications, and manufacturer’s instructions to install motors, compressors, condensation, evaporators, piping and other refrigeration components.  
  4. Ability to regulate the HVAC system controls to recommended settings and test the performance of the system.
  5. Assists in the installations, connection, testing and maintenance of facilities electrical systems for a variety of purposes (e.g. climate control, lighting, fire protection)
  6. Inspects, troubleshoot, and repair sewage lift-stations and its components. 
  7. Repair and replace defective switches, receptacles, ballasts, and light bulbs.
  8. Make routine inspections, identify, purchase and maintain an inventory of regularly used items and parts needed for repairs and installation of equipment.  

Additional Duties

  1. Keeps facilities and its mechanical equipment clean and painted to maintain an attractive appearance.
  2. Documents services performed for all assigned tasks through SAP systems.
  3. Assist with renovations of buildings and offices to accommodate current needs
  4. Installs and replaces ceiling tiles
  5. Inspects and cleans debris from roofs and roof drain screens.
  6. Assist other Facilities Maintenance Technicians as needed.
  7. Performs additional duties as required.

Job Requirements

Education/Training/Certifications:  High school graduate or equivalent required; Technical school preferred.  Heating, ventilation, air conditioning and refrigeration certification required. EPA 608 Refrigerant Certification(s) desired.

Experience:  Three to five (3 to 5) years of HVAC, electrical, plumbing experience and/or 3-5 years multi-craft maintenance experience required.

Equipment:  Pick-up truck, pressure washer, hedge trimmers, miscellaneous hand and power tools, ammeters, thermometers, pressure gauges, and manometers. Occasional use of heavy equipment, . (e.g., scissor-lift, forklift, bucket-trucks.) Personal computer (MS Word, Excel and  Outlook)

Physical Demands/Environmental Conditions:  Technician may work in cold or hot weather, work in awkward or cramped positions, work in high places, and is occasionally required to lift up to 50 pounds without assistance.

Appropriate safety equipment and practices are necessary to prevent electrical shock, burns, muscle strains, and handling of refrigerants.

Other:  Must have a valid driver’s license; subject to on-call work (i.e. overtime, weekends, and holidays)
