Reporting to the Regional Manager or Area Manager, the Portfolio Manager is responsible for the operational and financial performance of a portfolio of build-to-rent (BTR) and similar communities, managed remotely. This role ensures optimum results in resident satisfaction, team leadership, asset performance, compliance, and reputation management across multiple sites. The Portfolio Manager leads onsite and remote personnel and collaborates with internal and external partners to achieve company goals. Responsibilities:
- Oversee day-to-day operations, financial performance, and compliance for multiple build-to-rent communities
- Maximize portfolio revenue by optimizing rents, controlling expenses, and implementing strategic initiatives.
- Maintain high occupancy and resident satisfaction standards, leveraging technology and remote management tools.
- Supervise, coach, and develop property teams; conduct regular performance reviews.
- Ensure timely rent collection and manage delinquency across all communities.
- Approve applicant qualifications and leasing decisions in accordance with company policies.
- Prepare and manage annual budgets for each community; monitor and report on financial variances.
- Review and recommend market strategies, rent schedules, concessions, and capital improvements.
- Conduct regular property inspections (virtually and onsite as needed); ensure maintenance standards are met.
- Supervise maintenance operations, service personnel and negotiate and oversee vendor contracts; ensure service delivery meets company standards.
- Collaborate with marketing, finance, and asset management teams to drive portfolio performance.
- Oversee insurance responsibilities, including claims and premium administration.
- Maintain accurate records and databases for leases, contracts, and resident information.
- Ensure compliance with all federal, state, and local laws, as well as company policies.
- Delivers exceptional customer service.
- Performs other duties as assigned.
Position Requirements:
- 3 years of property management experience or related experience including multi-site or portfolio oversight
- A valid driver’s license to operate company vehicle/golf cart
- The Portfolio Manager must possess proven leadership and team management skills, show strong communication, negotiation, and customer service skills, and have the ability to work flexible hours
- Must have a positive mindset, be self-motivated, a team player, demonstrate strong work ethic, and live CAPREIT’s core values. Have proficiency in property management software and Microsoft Office Suite.
- A working knowledge of current technologies and Microsoft Office
- A Bachelor’s or Associate’s degree in business, real estate, or related field (or equivalent experience) is preferred.
- Travel as required.
