We manage a diverse portfolio of residential and commercial properties and are looking for a Senior Community Director to join our team!

Position Overview

The Senior Community Director oversees full operations for The POP and Junction communities in Bothell, WA. This position leads strategic initiatives across communities and manages residential and commercial assets, financial performance, and team leadership while serving as the primary liaison to ownership. The ideal candidate has prior experience managing multiple communities and is skilled in all areas of property management including financials/budgets and leading on-site teams. The Senior Community Director is a strategic leader with exceptional customer service, time management, and communication skills.

Responsibilities

  • Lead all aspects of community operations across two mixed-use apartment communities totaling 250+ units, ensuring properties are well-maintained and fully occupied.
  • Provide strategic leadership to onsite teams through regular 1:1s, coaching, performance management, and succession planning.  Oversee team scheduling and approve timecards to ensure operational efficiency. Act as a mentor to fellow community directors.
  • Provide superior customer service at all times and continually review and improve customer service strategies.    
  • Lead leasing operations by mentoring the leasing team, driving innovative strategies, and ensuring exceptional performance that maximizes occupancy and revenue growth.  
  • Maintain a deep and proactive understanding of market trends by conducting regular market surveys, analyzing traffic and rental data, and monitoring competitor activity. Leverage this market intelligence to position the communities competitively and ensure alignment with ownership’s investment objectives.
  • Ensure compliance with Fair Housing guidelines and be culturally aware and able to work with diverse groups of people and interests.
  • Partner with Portfolio Manager to prepare and manage annual budgets.  Oversee all community spending, ensure accurate financial reporting in property management software, prepare and present monthly financials and data-driven reports, and skillfully negotiate vendor contracts to maintain cost efficiency and service quality.
  • Leverage property management software, CRM tools, and digital platforms to streamline operations. Analyze occupancy, financials, and resident feedback to support strategic planning and daily decision-making.
  • Communicate regularly and effectively with residents, fellow team members, managers, and vendors; oversee resident engagement, satisfaction initiatives, and ensure accurate documentation across all operational areas; perform regular community outreach to build networking relationships throughout the neighborhood.         
  • Continually build value throughout the communities by investigating potential services or benefits that can be passed to residents.
  • Oversee physical asset management. Partner with maintenance teams to diagnose issues, implement timely solutions, and plan preventative maintenance. Conduct daily property walks and ensure compliance with permits and maintenance plans.
  • Demonstrate sound judgment in high-pressure situations, balancing resident needs with business goals. Anticipate operational challenges, lead teams through pivots, respond quickly and appropriately to emergencies, and escalate issues with clear, solution-oriented summaries.
  • Lead quarterly site reviews with Portfolio Manager and maintenance leadership to assess operational health, compliance, and long-term planning aligned with occupancy and retention goals.

Qualifications

  • 2+ years experience as a Community Director/Property Manager required
  • 1+ year of experience managing multiple communities highly preferred
  • Effective supervisory skills with prior experience managing and developing teams of diverse individuals
  • Highly skilled in time management, problem solving, and attention to detail
  • Demonstrated ability to manage multiple priorities and consistently deliver high-quality results under tight deadlines and changing work priorities
  • Excellent customer service, communication, delegation, and writing skills required
  • A 4-year degree or related coursework is preferred; a high school diploma or equivalent is required
  • Highly skilled with MS Office Suite and YARDI property management software
  • Knowledge of fair housing laws and other property management regulations
  • CAM or CAPS certification preferred

Pay Range

  • $90,000 - $100,000 per year
  • The placement within the range is based on several factors such as prior experience, size of property/team, education/training, and work performance.

Additional Compensation

  • Bonus Potential: Quarterly bonus potential of 5% (total of 20% annually), $150 bonus per new lease

Schedule

  • Schedule will tentatively be Monday-Friday. Days off: Saturday/Sunday
