Job Summary:
Performs supervisory and skilled building trades’ work of more than ordinary difficulty and responsibility in the maintenance and repair of Canaveral Port Authority buildings and facilities. Work is performed under general supervision of the Facilities Manager and involves responsibility for assigning, coordinating, and supervising the work of subordinate trade workers and performing skilled building maintenance trades work. Assignments involve supervision of employees in the field for adherence to assigned work orders. Work offers the opportunity for independent judgment and decision-making in planning work in accordance with departmental policy and procedure.
Essential Functions:

- In conjunction with Facilities Manager, determines and schedules work orders by priority and importance so as to keep terminal areas, facilities, and buildings of the Port functional at all times.
- Schedules work assignments for both facilities and buildings so as to best utilize assigned staff and ensure efficient work production.
- Plans, coordinates, organizes, and supervises the work of skilled employees in constructing, repairing, cleaning, and maintaining facilities and properties.
- Coordinates and monitors contracts and the work of contractors in providing similar buildings and facilities, maintenance, construction, and repair services.
- Continually checks projects for progress and conformance to assigned work orders and construction plans.
- Prepares estimates of time, labor, and material costs for repair and construction projects; maintains labor, equipment, and materials utilization records.
- Issues purchase orders for work to be done on Port property.
- Plans and oversee the outside maintenance of facilities.
- Administers the assignment, use, maintenance, and repair of facilities, buildings and equipment.
- Ensure proper training of staff in materials and equipment usage; ensure adherence to established safety standards and regulatory requirements.
- Coordinates purchasing of equipment, including outlining the equipment specification needs.
- Requisitions and controls use of supplies and materials.
- Performs daily on-site supervision and inspection of work crews
- Manage and monitors computerized work order system
- Troubleshoots maintenance and operation of building controls and mechanical systems.
- Performs other duties as assigned.
- During emergency conditions, all CPA employees are automatically considered essential employees and may be subject to recall. These events may include, but are not limited to, natural, man-made, or public health emergencies. Employees may be expected to perform emergency and/or recovery operations outside of their normal assigned responsibilities and routine working hours.
Minimum Qualifications:
- High school diploma or GED equivalent; supplemented by five (5) to seven (7) years broad working experience in the construction trades, including some experience in a supervisory capacity; or an equivalent combination of education, training, and experience.
- Must have excellent oral and written communication skills
- Must be comfortable and competent using computers with emphasis on Microsoft Office applications, BAS systems, CMMS, and email.
- Applicant must also be willing to work nights, weekends, and holidays to meet business needs.
- Ability to operate standard vehicles and office equipment to include telephone, computer, fax, copy machine, etc.
Licenses / Certification Required:
- Possess a valid Florida Driver’s License or the ability to obtain one within 30 days
- Able to secure a Transportation Worker Identification Credential (TWIC)
Physical Requirement:
- Must be able to pass a pre-employment physical
- This is a safety sensitive position
- Tasks involve the intermittent performance of physically demanding work, typically involving some combination of reaching, bending, stooping, kneeling, or crouching, and that may involve the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (50-70 pounds)
Environmental Requirements:
- Some tasks are performed in outdoor environments.
- Due to the nature and location of the work environment, tasks include potential for intermittent exposure to disagreeable elements, e.g., heat, humidity, and inclement weather.
- Some tasks include working in and around moving vehicles and associated vehicle/equipment areas, where heightened awareness to surroundings and observance of established safety precautions is essential in avoidance of injury or accidents.
