Position Overview:

The Assistant Vice President is a key member of a development team and will report to the Vice President at McCormack Baron Salazar. The Assistant Vice President works closely with the firm’s senior management, internal design, construction, finance, and legal teams as well as with community stakeholders, external consultants, private sector financial partners and public sector agencies, to visualize and complete new housing and mixed-use development projects. This position leads the project delivery process and external environment of third-party consultants, local and state governmental agencies and community partners for successful implementation of the firm’s real estate development projects, including managing internal staff with experience in design and construction, finance, legal, and property management.

Key Responsibilities (Essential Duties and Functions):

  • In conjunction with Project Managers (VPs and SVPs), act as owner’s representative on all real estate transaction matters including ensuring proper financial analysis and legal documentation.
  • In coordination with Finance, prepare and develop initial underwriting analysis, due diligence, initial assessments, etc. of any properties the team has identified.
  • In coordination with Finance, prepare and submit financial applications, request for proposals (tax credit applications, first mortgage, soft debt, donations, and syndicators – RFQ/RFP preparation)
  • Work with community to assess housing needs and to develop support for development project (facilitate community meetings, voice community concerns, act as liaison between community and all stakeholders; coordinate community meetings, development team meetings and community roundtables).  Prepare all notices, scheduling, agendas and meeting materials and provide information to public regarding development activities
  • Perform acquisition activities (leasehold or ownership structure, title work, land negotiations, relocation, etc.), and assist in negotiations and administration of any purchase and sale or lease option agreements as needed.
  • Review project proposals to test and determine project feasibility through the coordination of physical and financial due diligence activities.
  • Facilitate payment requisition process (approve invoices, direct draw processing).
  • Lead project teams and facilitate resolution of key development issues during all phases of the process.
  • Lead/supports the entitlement process including representation at hearings and neighborhood meetings. Interfaces and works closely with attorneys, planners, architects, engineers and other consultants.
  • Involved as part of the team in design conceptualization and programming.
  • Processes and obtains the building permits.
  • Maintains control of the details and timeline of projects under the project developer’s purview.
  • Coordinates and interacts with the design team and the construction team to ensure a smooth handoff in a timely manner.
  • With Project Managers (VPs and SVPs), hire and manage consultants for the development team, as appropriate.
  • Prepares and oversees the development schedule, project proformas and budgets and communicate all budget and schedule revisions.
  • Monitors progress of development consultants, including architects and landscape architects, engineers, etc., and progress of construction relative to budget requirements and schedule.
  • Maintain client and stakeholder relationships and resolve conflicts between parties.
  • Support property management on lease up and oversee lease up and conversion process to convert on time and on budget.
  • Coordinate project close-out and transition to property management.

Additional Requirements:

  • Must be well-versed in reviewing project proformas and analyzing deals, and articulate, both orally and in written form, the case for a specific project.
  • Must have demonstrated strong problem-solving skills and quantitative abilities.
  • Demonstrated ability to work collaboratively within a matrixed team environment.  
  • Excellent project implementation, organizational and planning skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple projects successfully through constantly changing priorities.
  • Has the interpersonal skills and presence to communicate and interact effectively with all constituencies including with all levels of private and public sector officials.

Experience:

  • Experience in real estate or economic development in urban areas.
  • Has had responsibility for handling a project development process
  • Experience in the entitlement process.
  • Has been a part of community outreach programs, built relationships with civic and political leaders/influencers, acted as community liaison to build awareness and support for proposed development projects.
  • Demonstrated leadership and ability to manage a multi-disciplinary team of internal staff including design and construction, legal, finance, and property management.
  • Excellent computer skills; must be very literate in Microsoft Office Suites.

Education:

  • Bachelor’s degree preferably in Architecture, Real Estate or Business. A graduate degree in similar areas is a plus.
