ABOUT THE COMPANY

American GI Forum - National Veterans Outreach Program is a nonprofit organization. Our mission is to establish and maintain a comprehensive community service agency with a diversified funding source serving the needs of Veterans, their families, and other individuals of the community who are in need. Our goal is to establish innovative programs of service for the contemporary needs, through an expansion and growth policy that will seek complimentary services that will generate self-sustaining mechanisms for the organization.

SUMMARY:

This position is responsible for maintaining efficient and smooth operation of the physical jobsite.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Performs monthly safety and compliance inspections of the buildings, completes the required forms for these inspections, and files and maintains all related documents. 

    • Performs daily walk-thru visual inspections of the buildings to assess any vandalisms, safety issues, general cleanliness of the buildings and the grounds.

     

    • Performs maintenance and repair work that may include but not be limited to replacing light bulbs, fixing leaking faucets, unclogging drains or toilets, reporting door handles, locks, or windows.  May also include painting, light carpentry work, basic electric needs like replacing defective light switches, removing and replacing commodes, wash basins, or ceiling or floor tiles.

     

    • Maintains ground of facilities to the expected standard of professional buildings, including daily pick-up of trash and other debris, well groomed grass, plants and shrubs, well-trimmed trees, and observes and reports any maintenance required on fending parking signs, parking lot markings, or other grounds signs, equipment or materials.

     

    • Purchases tools and materials as directed and by using the purchasing process of the organization.

     

    • Assures the safe storage of any flammable or odorous materials that must be segregated for safety compliance in accordance with the Material safety Data Sheets (MSOS).

     

    • Ensues that buildings licenses and inspections are monitored for current status.

     

    • Responds to security and fire alarm notifications.

     

    • Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.

     

    • Notifies supervisor of tenants’ excessive noise, disorderly conduct, or misuse of property.

     

    • Replaces air conditioner and other filters as required. 

     

    • Sets entrance door timers as appropriate to changes in work hour requirements, seasonal time changes, holiday schedules, and other special events. 

     

    • Engage in solution-oriented approaches, and interact with other team members, clients, and community representatives in a respectful manner, which includes communicating in a professional and productive demeanor, as well as ensuring that actions are supportive of others.

     

    • Responsible for treating as confidential all information about clients, donors, team members and the AGIF-NVOP.  Such information is to be disclosed on a need to know basis only.

     

    • Responsible for being sensitive to the needs of program participants, and must at all times treat clients with respect and professional care. 

      QUALIFICATIONS:
    • Bachelor’s Degree in Facility Management or Business Administration is preferred.
    • At least two years of related experience required.
    • Excellent verbal and written communication skills.
    • Proficient in Microsoft Office Suite or related software necessary to create and maintain reports and logs.
    • Excellent organizational skills and attention to detail.
    • Ability to perform well in a fast-paced environment.

 

CERTIFICATES, LICENSES, REGISTRATIONS 

Must have a driver’s license and appropriate automobile liability insurance.


PHYSICAL DEMANDS 

While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear.  The employee frequently is required to climb or balance and stoop, kneel, crouch, or crawl.  The employee is occasionally required to sit and taste or smell.  The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.


TRAVEL 

Primarily local during business day although some out-of-area travel may be expected via airline or automobile based on the discretion of management.


WORK ENVIRONMENT

While performing the duties of this position, the employee will conduct office work, meet with clientele, and team members, and at times travel offsite to conduct business. Employee may be exposed to varying weather conditions. Employee will also be required to work in varied office and residential environment based on assigned caseload. Employee will be able to handle and de-escalate situations that may arise while at work.
