Description
We are seeking a highly organized, professional, and experienced Commercial Property Manager to join our team. The successful candidate will be responsible for overseeing the management of commercial properties located in our assigned portfolio.
Position Type: Full-Time
Location: Long Beach, CA
Pay Range: $28.00 to $32.00 per hour
The Essential Functions for the Commercial Property Manager Position are as follows:
- Oversee the management of commercial properties located in assigned portfolio
- Helping in the field/ Tenant Improvements/ Leasing-showing units/ Meeting vendors
- Maintaining leasing, vendor relations, scheduling maintenance, onsite inspections, property analysis, budgeting, owner requests, and collections.
- Ensure high level of property service and maintain high level of communication with tenants
- Utilize Yardi Voyager to perform property related tasks
- Have full knowledge of all BFPM property policies and procedures
- Process all invoices in Yardi Payscan by the due date provided
- Inspect property grounds, facilities routinely to determine necessity of repairs or maintenance.
- Attend and manage tenant improvement construction and capital improvement construction meetings
- Manage approved projects to ensure they are completed timely and within budget
- Update and maintain property inspection reports and property records
- Maintain tenant delinquency collection system, reviewing accuracy of tenant pre-charges reports and review of rent increases.
- Prepare and submit required reports
- Review accuracy and expiration dates of insurance policies
- Comply with daily, weekly, and monthly deadlines defined by Regional Manager
- Prepare and send residents a 3-day notice as necessary based on the signed rental agreement
- Prepare and send out all other notices as needed
- Attend legal proceeding pertaining to the property
- Responsible for completing routine area market surveys and submitting to your supervisor when requested
- Coordinating maintenance and vendor work and following up to ensure that its completed
- Responsible for ensuring all after hour emergencies are addressed
- Responsible for property inspections
- Attend all trainings and meetings as required
- Assist with other duties as assigned
Requirements
- Real Estate License preferred
- Experience with Commercial/Retail Properties
- Background in Maintenance
- Knowledge of lease types, options, and CAMS
- Negotiate leases
- Bi-Lingual (preferred)
- Tenant Eviction Experience
- Knowledge or experience of CPI per SQF for future Market Rents
- Yardi Voyager experience preferred
- Strong interpersonal and communication skills
- Excellent written and verbal communication skills
- Excellent organizational and time management skills
- Must be able to work weekends
- Strong analytical and decision-making skills
- Good influencing and negotiation skills
- Proficient in Word, Excel, outlook, Microsoft Teams
