GENERAL SUMMARY:


Reporting to the Chief Operating Officer (COO), the Director of Facilities and Maintenance is responsible for providing leadership and operational support as well as the planning, directing & execution of Goodwill operations within the guidelines established by the COO. The Director of Facilities and Maintenance provides effective leadership to Direct Reports focused on organizational sustainability and growth.

 

ESSENTIAL DUTIES & RESPONSIBILITIES:


  • Directs and co-ordinates the activities of Goodwill’s operations ensuring the annual goals for the respective departments, as identified in the individual tactical plans, meet, or exceed the objectives of the Goodwill Strategic Plan as expressed in the annual budget.
  • Assures directives, policies and procedures are implemented throughout all supervised operations.
  • Coordinates the activities of, and resolves differences between, supervised divisions/departments/regions.
  • Initiates and manages effective reporting processes to continuously monitor, adjust and achieve progress against goals. Develops a set of Key Performance indicators that reflect the organization’s goals to monitor and manage the day-to-day operations of Goodwill.
  • Develops and maintains a staffing plan for all levels within the Director of Facilities and Maintenance span of control.
  • Responsible for the hiring, evaluation, growth, and discipline of all direct reports. Consults with the COO in arriving at decisions on hiring and termination. Plays an active role in managing and developing the direct reports of the assigned management team.
  • Develops assigned department annual budgets, accurately forecasting departmental and organizational revenues and expenses.
  • Monitors monthly operating expenses and, when necessary, recommends timely corrective action to the COO to ensure that the cost-effective operation of all supervised departments.
  • Recommends business policies, programs and expenditures requiring the COO approval.
  • Perform other duties as assigned by the COO including the management of special projects. Duties and responsibilities may be added, deleted, or changed at any time at the discretion of the COO.
  • Develop operational strategies related to best practices, analyze figures, and implement recommendations based on these findings with the most efficient outcomes and work with various departments within such practices.
  • Demonstrate high energy and simultaneously manage multiple priorities.
  • Ensures proper utilization of recommendations by Human Resources (HR) to effectively maintain personnel discipline.
  • Maintains a positive moral of workforce.


Facility and Maintenance Management:


  • Develops and manages comprehensive short and long-range procedures for preventive maintenance (HVAC, plumbing, electrical, roofs, etc..), repair or replacement of office equipment and vehicles.
  • Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions relating to site development, maintenance, and repair.
  • Communicates directly with Realtors, Contractors, Designers and Architects concerning project costs, staffing, and scheduling.
  • Prepares project status reports and works to ensure plans adhere to contract specifications.
  • Maintains projects pay-out packets and backup documentation to ensure timely and accurate payment to vendors and contractors.
  • Assists in the preparation of project budgets, schedules, and quality standards, as well as managing the performance of the work.
  • Inspect all properties, create work orders and ensure Maintenance team completes necessary work to keep properties in order and operational.
  • Manage work order systems ensuring timely completion, tracking, and reporting of requests.
  • Act as primary liaison between leadership, property managers, vendors, and contractors.
  • Partner with Loss Prevention and EH&S teams on safety and risk initiatives.


Other Duties/Responsibilities:


  • Ensures compliance with all Goodwill Industries of Sacramento Valley and Northern Nevada policies, CARF standards, financial, regulatory, safety and security regulations.
  • Performs other duties as assigned.


Requirements

QUALIFICATIONS:


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.


  • Bachelor’s Degree with an emphasis in facilities management of related field preferred or 5 years of relevant leadership experience in facilities and maintenance operations.
  • Proven ability to build strong, cohesive partnerships both internally and externally of the organization.
  • Strong sense of prioritization and execution against critical deliverables, coupled with a sense of personal ownership for key projects and issue resolution.
  • A track record for demonstrating leadership, a high level of personal initiative, setting and achieving challenging goals.
  • Strong knowledge of facility management principles, practices, and systems.
  • Knowledge of bid specification writing and bid process and contract compliance.
  • Ability to manage multiple projects and ensure their completion in a timely and accurate manner.
  • Possess excellent interpersonal and communication (oral and written) skills with a demonstrated ability to interact with a diverse population.
  • Knowledge of supplies, equipment, and/or services ordering and inventory control and contract maintenance.
  • Must exhibit a high level of integrity and business ethics.
  • Proficiency in Microsoft Outlook, Excel and Word required.
  • Must have reliable transportation as this position requires some travel to Goodwill stores, offices, and other locations.
  • Must not present a direct threat to the safety and health of self, others or property.

POSITION INFORMATION:


This position is a full time, exempt position eligible for Medical, Dental, Vision, Life Insurance; 403(b) retirement plan; Flextime Off. This position is employed by Goodwill Industries® of Sacramento Valley and Northern Nevada, Inc.
